Quantity Surveyor (QS) - Warehousing Development Location: Warwickshire Contract Type: Freelance (initial intensive phase followed by part-time site presence) Project Value: £30 million industrial warehousing development Role Overview An opportunity has arisen for an experienced Quantity Surveyor (QS) to support the commercial delivery of a £30m industrial warehousing development in Warwickshire Working closely with the Project Manager and Site Manager, the successful candidate will take responsibility for the commercial management of the construction and civils package, ensuring the project is delivered within budget and in line with contractual and financial objectives. This role begins with an initial two-week period on site to become familiar with the project, contracts, and team. Following this initial phase, the role will transition to approximately one day per week on site, with the remaining work able to be managed remotely as required. Key Responsibilities • Cost Planning & Financial Management, • Prepare cost estimates, budgets and bills of quantities (BOQ)., • Carry out cost analysis and financial reporting throughout the project lifecycle., • Perform cost value reconciliation (CVR) and monitor project cash flow., • Track project expenditure and ensure costs remain within agreed budgets., • Procurement & Contract Administration, • Prepare and issue tender documentation., • Review and evaluate subcontractor quotations and negotiate terms., • Manage subcontractor agreements and contractual obligations., • Assess variations, manage claims, and agree final accounts. Project Monitoring • Carry out site visits to assess progress and value completed works., • Identify cost risks and implement mitigation strategies., • Ensure compliance with contractual requirements and construction standards., • Stakeholder Coordination, • Liaise with the Project Manager, Site Manager, engineers and consultants., • Attend project meetings and provide commercial updates., • Maintain clear commercial records and reporting. Experience & Qualifications Required • 3-7 years' experience working as a Quantity Surveyor within construction., • Demonstrable experience on industrial, commercial or logistics projects, ideally £20m+ in value., • Strong knowledge of construction contracts (e.g. JCT, NEC or similar)., • Degree in Quantity Surveying, Construction Management, or related discipline., • Experience preparing CVR reports, valuations, variations and final accounts., • Strong understanding of construction processes and materials., • Proficiency with MS Excel and commercial management software. Desirable • Membership of RICS or working toward chartership., • Experience on warehouse or logistics developments., • Ability to work independently while coordinating with the wider project team. Location The project is located in Warwickshire, with good access from Warwick, Coventry, Banbury, Redditch and Birmingham. Working Arrangement • First 2 weeks: Full-time presence on site to establish commercial processes and project understanding., • Ongoing: Approximately 1 day per week on site, with flexibility to complete other work remotely.
