A well-established real estate entity with an in-house maintenance team is looking for an experienced Head of Maintenance to lead its operational delivery across a mixed portfolio of residential and commercial properties. This is a senior leadership role with responsibility for day-to-day operations, team management, client relationships, compliance, commercial performance and business development. You will oversee everything from reactive residential repairs and planned maintenance through to larger commercial contracts and refurbishment projects. The role would suit a commercially minded maintenance or facilities leader who can improve operational performance while continuing to grow the business.Duties\n\n • Lead the day-to-day delivery of maintenance services across residential properties, multi-unit blocks and commercial premises\n, • Manage scheduling, workforce allocation, job costing, quality control and service delivery\n, • Recruit, lead, train and develop technicians, supervisors, team leaders and office-based staff\n, • Oversee teams covering plumbing, electrical, heating, HVAC, plant, access systems and general building maintenance\n, • Maintain high standards of health and safety, risk management and regulatory compliance\n, • Manage contractor controls, risk assessments and permit-to-work processes where required\n, • Build and maintain strong relationships with landlords, property owners, tenants and commercial clients\n, • Manage contracts, service-level agreements, escalations and customer complaints\n, • Lead bids, proposals, pricing and partnership opportunities\n, • Take responsibility for the P&L, including revenue, margins, procurement, expenses and inventory\n, • Manage a combination of reactive callouts, planned maintenance, rate-card work and long-term service agreements\n, • Improve the use of maintenance management systems, reporting and operational processes\n, • Coordinate emergency response and major project delivery\n, • Oversee the out-of-hours emergency service\n, • Produce regular maintenance reports for property owners\n, • Oversee cleaning and security arrangements, including rotas and invoicing\n, • Manage the company vehicle fleet, including servicing, MOTs and purchasing\nIdeal candidate profile\n\n, • At least seven years’ senior leadership experience within maintenance, facilities management, building services, property services or a related trade environment\n, • Experience managing multi-site operations across residential and commercial properties\n, • Previous P&L, budgeting and commercial responsibility\n, • Strong knowledge of UK health and safety and property compliance requirements\n, • Experience managing contracts, tenders, pricing and client relationships\n, • Confident leading both field-based and office-based teams\n, • Strong technical understanding of plumbing, electrical, heating, HVAC, carpentry and general building systems\n, • Experience using CMMS or scheduling software, ideally Joblogic or a similar system\n, • Able to manage reactive work, planned maintenance and project delivery simultaneously\n, • Strong communication and negotiation skills when dealing with residents, tenants, landlords and commercial clients\n, • Calm and decisive when managing emergencies or operational disruption\n, • Full UK driving licence\nPackage\n\n, • £70,000 to £80,000 per annum, depending on experience\n, • 25 days’ annual leave\n, • Holiday trading scheme allowing employees to buy or sell up to five days’ annual leave\n, • 5% employer pension contribution on qualifying earnings, increasing by 1% each year up to 10%\n, • Private medical insurance\n, • Employee discounts across selected restaurants and hotel brands\n
