Job Description Position Summary The Chief Engineer is responsible for the safe, reliable, code-compliant operation of all building systems. This role leads preventive maintenance, life-safety readiness, vendor oversight, emergency response, and capital planning support, while partnering closely with the General Manager/Property Manager and the Condominium Association/Board. Reporting Relationship Reports to: General Manager / Property Manager Supervises: Engineering team (maintenance engineers/techs), contracted vendors Core Responsibilities 1. Building Systems Operations (24/7 reliability mindset) • Operate, monitor, and maintain all major systems, including: o HVAC (chillers, cooling towers, air handlers, ventilation) o Electrical distribution, generators, ATS, UPS, lighting controls o Domestic water, booster pumps, filtration/softening (as applicable) o Stormwater and sump systems, lift stations (as applicable) o Elevators/escalators interface oversight (via licensed elevator contractors) o Fire alarm and fire sprinkler systems (coordination with licensed contractors) o Building automation systems (BAS), access controls, CCTV support • Maintain accurate logs: equipment runtime, alarms, corrective actions, inspections, and repairs., • Ensure redundancy and risk mitigation for critical systems (e.g., generator readiness, pump backups). 2. Preventive Maintenance and Asset Management • Develop and execute a preventive maintenance (PM) program aligned with manufacturer requirements, best practices, and applicable codes., • Create/maintain an equipment inventory and lifecycle replacement schedule., • Track work orders, prioritize tasks, and verify completion quality., • Maintain system schematics, O&M manuals, warranties, and as-built drawings. 3. Life Safety, Emergency Preparedness, and Storm Response • Lead readiness for fire/life safety events, flooding, power outages, and hurricanes., • Maintain and drill emergency operating procedures (EOPs), including: o Generator deployment and load-shedding plans o Elevator protocols during outages and storms o Water intrusion response and pump monitoring o Post-storm inspections and rapid restoration planning • Coordinate emergency vendor call trees and critical spares stocking. 4. Compliance, Inspections, and Documentation • Coordinate and document required inspections, tests, and maintenance for systems (including third-party inspections where required)., • Manage permit coordination and vendor compliance (licenses, insurance, safety plans)., • Maintain compliance files and produce records for management/Board/audits as needed. 5. Vendor and Contractor Management • Scope work, obtain bids, evaluate vendor proposals, and recommend award selections., • Oversee contractors onsite: safety, access, scheduling, quality assurance, and closeout documentation., • Review invoices for accuracy against scopes and verify completion before approval. 6. Budgeting, Capital Planning, and Owner Impact Minimization • Assist with annual operating budget development (labor, contracts, parts)., • Support reserve planning and capital projects with condition assessments and prioritization., • Plan shutdowns and major repairs to minimize resident disruption; communicate schedules and impacts clearly. 7. Team Leadership and Service Culture • Lead, train, and evaluate engineering staff; assign schedules and on-call rotations., • Enforce safety practices (LOTO, PPE, confined space awareness where applicable)., • Maintain resident-service orientation-professional, responsive, and respectful. Functional Requirements (Job Requirements) Technical & Physical • Ability to respond to after-hours emergencies and be part of an on-call rotation., • Ability to lift up to 50 lbs, climb ladders/stairs, access rooftops/mechanical rooms, and work in hot/humid environments typical of Miami., • Proficiency with CMMS/work order platforms, BAS monitoring, and standard office software., • Strong troubleshooting skills across mechanical/electrical/plumbing systems. Leadership & Communication • Demonstrated ability to lead a multi-disciplinary maintenance team., • Excellent documentation habits (logs, inspection records, closeout packages)., • Professional communication with residents, Board members, vendors, and inspectors. Safety • Commitment to OSHA-aligned safe work practices and risk controls., • Ability to create/maintain job hazard analyses and vendor safety requirements. Qualifications Required • 7+ years building engineering/maintenance experience, including high-rise operations., • 3+ years in a lead/supervisory engineering role., • Strong working knowledge of: o HVAC central plants and controls o Emergency power systems (generators/ATS) o Fire/life safety systems coordination o Pumps, motors, valves, and basic electrical troubleshooting • Valid driver's license; ability to pass background screening (as required by the association). Preferred • Technical degree or completion of a recognized engineering/maintenance program., • Certifications such as: BOMI (SMT/HP), ASHRAE-related training, NFPA training, HVAC/R certifications, or manufacturer-specific trainings., • Experience with major capital projects (façade repairs, waterproofing, chiller replacement, garage restoration, etc.).
