Job Description Job Summary: We are seeking an experienced Community Manager to oversee the daily operations of a brand new lease-up apartment community in Springfield, NJ. The property is 140 residential units with retail. The ideal candidate will have lease-up and or Class A properties experience and will be responsible for managing staff, achieving financial and operational goals, and ensuring compliance with relevant laws and company policies. Key Responsibilities: • Financial Management: Develop and analyze budgets, set competitive rent rates, ensure timely rent collection, and prepare financial reports., • Lease Enforcement: Approve resident applications and renewals, conduct apartment inspections, and manage eviction processes as necessary., • Marketing Strategies: Analyze market trends to implement effective marketing and leasing strategies that meet occupancy and revenue goals., • Resident Relations: Foster resident satisfaction by promptly addressing inquiries and service issues., • Property Oversight: Conduct regular inspections to maintain safety, cleanliness, and aesthetic appeal of the property., • Staff Management: Hire, train, and evaluate property staff, ensuring compliance with company standards., • Prepare various financial and administrative reports as needed., • Ensure compliance with safety protocols and company policies., • Office environment (no remote work), • Ability to stand, walk, and sit for extended periods., • Capable of lifting up to 50 pounds with assistance., • Lease-up or Class A property experience is required., • Valid driver’s license and any necessary state/local certifications., • Strong communication and interpersonal skills., • Proficiency in Yardi Voyager and RentCafe, • Proficiency in Microsoft Office and Teams, • Excellent mathematical skills for financial reporting., • High School diploma or GED, with relevant experience in property management, sales, marketing, and customer service.Company DescriptionSparrow Management was founded in 2020 to provide quality property management and consulting services to real estate owners and developers, with tailored options specifically designed to meet the needs of smaller and mid-sized companies.
