ABOUT AJ OPERATIONS An extension of AJ Capital Partners ("AJCP") founded in 2008, Adventurous Journeys Operations ("AJ Operations") is the in-house management company for AJCP's hospitality, office, residential, entertainment, and retail assets. By leveraging resources across the company, AJ Operations expands upon AJCP's vertically integrated development approach and is responsible for driving operating performance and guest experience through the alignment of branding, real estate, and property operations. AJ Operations currently manages over 350,000 square feet of commercial space in the AJCP's mixed-use project in Nashville's Wedgewood Houston neighborhood, with this portfolio expanding by an additional 400,000 square feet by fall 2026 as further phases of the project are completed. Other projects managed by AJ Operations include Chief's, an entertainment venue in partnership with Eric Church on Broadway in Nashville; Memoir Residential, a multifamily platform currently operating in Portland, Nashville, and New Orleans; and Hotel 1928 in Waco, TX in partnership with Magnolia by Chip and Joanna Gaines, as well as many other exciting commercial, retail, hospitality, and F&B ventures. ABOUT THE ROLE The Director of Property Management will oversee day-to-day operations, financial performance, and tenant relations for AJ Operations' Little River Miami, a generational neighborhood project in Miami, FL, consisting of adaptive reuse and ground-up construction across 25 acres of land with more than 1M sq ft of land. This role serves as the strategic and operational lead for property management across Little River Miami – developing systems, processes, and teams that ensure best-in-class operations and tenant experience. The Director will play a key role in scaling the property management function, balancing strategic oversight with hands-on engagement to deliver operational excellence, cost efficiency, and brand-aligned service. WHAT YOU WILL DO Operational Leadership • Oversee property management operations across the Little River Portfolio, • Develop, implement, and continuously improve in-house property management systems and processes (e.g., Yardi, vendor management, billing, work orders, tenant engagement)., • Manage and mentor Maintenance Technicians and on-site staff, fostering a culture of accountability, service, and continuous improvement., • Ensure all properties operate within budget and financial goals, with timely variance explanations and proactive cost-saving initiatives., • Conduct regular property inspections, ensuring operational excellence, preventative maintenance, and compliance., • Lead preparation and management of annual operating budgets and capital plans., • Oversee property-level financials, including rent collection, expense tracking, tenant bill-backs, and monthly/quarterly reporting., • Partner with AJCP Accounting to ensure accurate and timely financial close processes and reporting packages., • Maintain high-touch, relationship-driven engagement with tenants to strengthen retention and satisfaction., • Oversee vendor procurement, contracting, and performance evaluation for services such as maintenance, janitorial, HVAC, security, and landscaping., • Ensure compliance with all lease obligations and Certificates of Insurance., • Collaborate with internal stakeholders to align property operations with broader AJCP brand and asset management strategies., • Lead implementation of new technologies and digital tools to improve transparency, efficiency, and tenant engagement., • Support expansion initiatives of Little River, • Serve as the property management liaison across internal teams (Finance, Construction, Development, Brand, Legal). WHO YOU ARE AJ Operations is seeking a highly-motivated individual who enjoys working in a fast-paced, but disciplined, entrepreneurial environment. The ideal candidate will have extensive experience strategic planning and relationship-building. This role also requires the following capabilities: • Experienced property management leader with strong operational rigor and a hospitality mindset., • Confident managing both people and processes, with the ability to switch between tactical problem-solving and strategic planning., • Excellent communicator with a reputation for professionalism, responsiveness, and relationship-building., • Data- and detail-driven, with an ability to use financial insights to drive operational decisions. YOUR QUALIFICATIONS Required • 6+ years of relevant experience, • Bachelor's degree in business, finance, real estate, or related discipline., • Demonstrated ability to lead teams and manage vendors., • Experience building and implementing property management systems or scaling operations., • Strong financial and operational acumen, with experience in budgeting and analysis., • CPM, RPA, or CSM designation., • Experience managing across multiple asset classes., • Real estate license.
