Job Description Job Title: Superintendent of Maintenance Schedule: Monday–Friday | Full-Time, Exempt On-Call Requirement: Evenings, weekends, and emergency after-hours as needed Location: Residential Community (on-site) Housing: On-site housing available (preferred) or ability to respond to after-hours emergencies required Position Summary The Superintendent of Maintenance is responsible for overseeing all daily maintenance operations within a residential community. This role ensures that buildings, grounds, and amenities are maintained to the highest standards of safety, cleanliness, and functionality. Responsibilities include hands-on repairs, preventative maintenance, vendor coordination, emergency response, and supervision of maintenance staff (if applicable). The role requires strong technical skills, sound judgment, and a service-oriented mindset. Key Responsibilities Maintenance & Repairs • Perform routine and emergency maintenance and repairs, including plumbing, electrical, HVAC, carpentry, flooring, and general building upkeep., • Respond to staff and resident service requests in a timely, professional manner., • Track, prioritize, and update work orders using the building management system., • Monitor and maintain the physical condition of all interior and exterior areas, including common spaces, residential units, grounds, and amenities., • Conduct regular property inspections and proactively address maintenance issues., • Be available for after-hours emergency maintenance calls and coordinate timely responses., • Follow established emergency procedures and assist with fire drills, exit planning, and coordination with emergency services when required., • Coordinate with external contractors for specialized repairs or larger projects., • Maintain inventory of tools, equipment, and maintenance supplies., • Train, assign, and supervise maintenance assistants or custodial staff., • Ensure all safety protocols and maintenance procedures are followed, including pool maintenance in accordance with state Department of Health regulations., • Drive residents to shopping trips, appointments, and nearby outings as needed., • Assist with community events, including picking up event-ordered food and supplies (e.g., breakfast or catered items). Qualifications • Ability to work independently and make sound decisions., • General knowledge of plumbing, electrical, carpentry, HVAC, flooring, and building systems., • Pool maintenance experience in accordance with Department of Health regulations (Qualified Swimming Pool Water Treatment Operator preferred)., • CPR & AED Certification (or willingness to obtain)., • Basic computer skills for work order tracking and communication., • Strong communication and interpersonal skills., • Valid driver’s license and reliable transportation., • Experience in a customer service-focused environment; senior living or hospitality experience preferred., • Strong organizational skills with the ability to prioritize, multitask, and maintain attention to detail., • Positive attitude and ability to work effectively as part of a team. Physical Requirements • Ability to lift up to 50 lbs., • Ability to work on ladders and in confined spaces., • Must be able to stand, walk, bend, and perform physical tasks for extended periods., • Flexibility to work varied hours as operational needs require.
