Job Description Schedule: Monday-Friday 9am-5pm, with some on call expectations SUMMARY OF POSITION: With direction from the Director of Operations, is responsible for project and/or task management, and staff delegation and scheduling. Routinely performs manual or technical skills as it pertains to maintain the buildings and property in quality condition. Repairs and conducts preventive and regular maintenance of buildings, furniture, fixtures, and equipment, and ensure department tasks are completed in compliance with grant, OSHA, or other ODM related policies. Supervisors provide input to the hiring process, accountability among team and escalates performative concerns to the Director of Facilities and/or Vice President of Operations. This is a position of influence and must reflect the faith and values of Open Door Mission and our mission of Restoring Hope and Changing Lives. This person will always communicate with professionalism. Unless otherwise noted as non-driving, all facility workers are expected to know how to operate ODM fleet vehicles. Per the department of transportation, this position is required to undergo and pass a drug test and physical fitness. The driver must have a clean driving record in order to be approved per insurance standards, which includes a check for DUI/DWI, history of a suspended license, and/or vehicular manslaughter. For a complete list of driving requirements, please contact DUTIES & RESPONSIBILITIES: • Assist the Operations Director in daily operations of repair and maintenance; promptly handle all work orders, • Implements staffing schedule for facility technicians, custodians, and drivers., • Ensure that premises and equipment are well maintained, clean and safe; reviewing work of staff and providing feedback to director, • Administer approved procedures pertaining to assignment of tasks, use of equipment, safety, preventative maintenance and repairs, • Ensure the efficient and prompt handling of all department work, to include but not limited to facility, driving and custodial assignments - performing and assisting as needed or required, • Provide task oversight of volunteers and vocational programs students as needed, • Conduct safety inspections as instructed, • Keep Director informed and communicate appropriately with staff and outside security vendors, • Ensure work orders are fulfilled in an efficient and timely manner; complete paperwork/documentation accordingly, • Assist the Director in readying the annual completion of insurance certifications and guiding the team in the compliance; including but not limited to the CofO enforcement, Safety and OSHA, alarm contractors, auto, MCDH, • Walk through all facilities on a daily to semi-weekly basis noting conditions and needed repairs, • Monitor conditions of vehicles and oversee use, • Maintain inventory of supplies and equipment SKILLS & QUALIFICATIONS: • Committed Christian with a commitment to and a passion for "restoring hope and changing lives", • Serve as a positive role model for residents and guests, • Safety conscious with a good knowledge of facility operation and general maintenance, • Must be a self-starter, able to work well alone or with others, including volunteers and residents, • As an essential employee of a 24/7 facility, minimal expectation of work during non traditional shifts and/or rotational oncall, • Meet and deal tactfully and courteously with donors, employees, volunteers, students, guests and vendors, • Appropriately handles frequent changes, delays and unexpected events, • Remain calm in a crisis or emergency situation, • Able to read and write; and communicate via email, • Must hold a current and valid New York State Driver's License and be willing to authorize a driver's record and background check, • Physically fit, knowledge of safe handling and lifting techniques WORKING CONDITIONS/PHYSICAL FACTORS Occasionally = 1%-33%; Frequently = 34%-66%; Continuously = 67%-100% • Requires regular interaction with homeless, impoverished, and individuals in recovery - frequently, • Requires work indoors and out, year-round, regardless of the weather - frequently, • Exposed to dust, odors, noise and fumes - frequently, • Climb stairs – Frequently, • Standing, climbing, bending, reaching, carrying, kneeling, walking – Frequently, • Good manual dexterity, eye-hand coordination and fine motor skills, • Ability to lift up to 50lbs on a frequent basis and greater weight with assistance, • Work at heights – occasionally, • See, hear, speak and smell – Continuously EQUIPMENT/TOOLS USED: Wide variety of hand tools, shop and power tools.
