Job Title: Business Intelligence Intern Department: Real Estate / Finance Location: San Diego Reports to: Director, Multifamily Transactions Position Summary The Business Intelligence & Financial Analyst is a critical, hybrid role responsible for bridging the gap between raw data, financial planning, and actionable business strategy. You will be responsible for the full BI lifecycle (gathering, analyzing, visualizing) while also driving key financial planning and analysis (FP&A) functions. This includes financial forecasting, budgeting, and in-depth financial modeling. Your mission is to empower business leaders with clear, accurate, and timely insights they need to make data-driven decisions that optimize operational performance and financial health. The ideal candidate is technically skilled, a curious problem-solver, a strong financial modeler, and a communicator who can tell a compelling story with data. Core Responsibilities 1. Business Intelligence & Dashboard Development • Design, build, deploy, and maintain interactive dashboards in our BI platform (e.g., Power BI, Tableau, Looker)., • Track key operational, financial, and leasing metrics, including occupancy, delinquency, renewal rates, NOI, budget variance, and marketing ROI., • Automate and streamline existing manual reporting processes, replacing static Excel reports with dynamic, on-demand dashboards., • Develop a "single source of truth" for core business metrics, ensuring consistency across all departments. 2. Financial Planning & Analysis (FP&A) • Forecasting & Budgeting: Assist in the annual budgeting and periodic re-forecasting process for the property portfolio, working closely with operations and asset management., • Financial Modeling: Develop and maintain complex financial models to support pro-forma analysis, investment decisions, and long-range strategic planning., • Variance Analysis: Conduct detailed variance analysis (Budget vs. Actual, Forecast vs. Actual) on a monthly and quarterly basis, providing narrative explanations for significant discrepancies., • Financial Reporting: Prepare standardized and ad-hoc financial reports for lenders, investors, and senior leadership. 3. Data Analysis & Insights • Perform deep-dive analyses on financial and operational performance to answer complex business questions, going beyond what happened to uncover why it happened., • Identify and interpret trends, patterns, and anomalies in large datasets to find new opportunities for revenue generation, cost savings, and operational efficiency., • Proactively monitor portfolio performance against budget, forecasts, and historical trends, highlighting risks and opportunities., • Present findings and strategic recommendations to stakeholders in a clear, concise, and non-technical manner. 4. Data Management & Governance • Write and optimize complex SQL queries to extract, transform, and load (ETL) data from various source systems (e.g., Yardi, RealPage, Entrata, Knock CRM)., • Partner with IT, Accounting, and operational teams to ensure the accuracy, completeness, and integrity of our business and financial data. Success in this role will be measured by the following metrics: • Forecast Accuracy: Maintain budget-to-actual and forecast-to-actual variance within a target percentage, +/- 2-3% on key P&L lines., • Dashboard Adoption Rate: Percentage of target stakeholders who actively use the primary BI dashboards on a weekly basis Goal: >90%., • Report Automation: Reduction in time (in hours) spent by operations and finance teams on manual reporting., • Data Accuracy: Number of critical data integrity errors identified and reported by end-users Goal: < 5 per quarter., • SLA Compliance: Percentage of ad-hoc data and report requests completed accurately and within the agreed upon SLA, 2-day turnaround for standard requests., • Experience: 3-5+ years of experience in a Business Intelligence, Financial Analyst, or similar hybrid role., • Technical Skills:, • Required: Expert proficiency in a BI visualization tool (e.g., Power BI, Tableau, or Looker)., • Required: Advanced SQL skills for complex querying, data extraction, and manipulation., • API data transfers, • Required: Expert-level Microsoft Excel skills, including financial modeling, Power Query, and advanced functions., • Financial Acumen:, • Required: Proven experience in financial forecasting, budgeting, and variance analysis., • Required: Strong understanding of P&L statements, balance sheets, and core financial/accounting principles., • Industry Experience (Highly Preferred):, • Experience in multifamily real estate, real estate finance, or property management Yardi, Real Page, is a significant plus., • Experience with property management software (e.g., Yardi, RealPage, Entrata) and their database structures is strongly desired., • Soft Skills:, • A strong analytical and problem-solving mindset with high attention to detail., • Excellent communication and data storytelling skills; the ability to explain complex financial and technical concepts to non-technical audiences., • A proactive and curious nature; a desire to understand the "why" behind the numbers., • Education: Bachelor's degree in Finance, Economics, Business, Computer Science, or a related quantitative field. The expected hourly pay range for this position is $25.00 - $35.00 per hour, plus variable pay elements such as performance bonuses.
