We are seeking an experienced Maintenance Supervisor for our 112-unit multifamily property in Moreno Valley. The ideal candidate will have a strong background in property maintenance, excellent leadership skills, and a motivation to ensure a positive working environment and deliver exceptional service to our residents. Responsibilities • Supervise and coordinate all maintenance activities, including routine maintenance, repairs, and preventive maintenance programs., • Respond promptly to maintenance requests from residents, ensuring timely and effective resolution of issues., • Conduct regular property inspections to identify maintenance needs and ensure the property is well-maintained and meets company standards with the property manager., • Coordinate with external contractors and vendors to ensure specialized repairs and services are completed with quality work and cost-effective solutions., • Interfaces with appropriate staff/managers to receive information regarding maintenance needs and ensures a timely response to requests., • Interfaces with outside contractors; coordinates communication with and the work of outside contractors., • Ensure compliance with all local, state, and federal regulations related to property maintenance and safety., • Be available for on-call emergencies and manage emergency repairs efficiently., • Maintain accurate records of maintenance activities, work orders, and inspections., • Retrieves and dispenses of any visible trash or garbage on the property in route to work assignments., • Regularly provides information to the Property Management Staff regarding safety concerns and the general appearance of the community to ensure, high quality, safe living environment for the residents and marketability of the community., • Manages organization’s physical operations including but not limited to heating, ventilation and air conditioning, kitchen equipment, plumbing, and electric systems., • Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities, • Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed, • Maintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed Requirements • Must have basic computer skills and be able to create and close out work orders and create and respond to emails., • HVAC Certified Preferred, • Previous apartment-related Maintenance experience required. Specialized courses in HVAC, plumbing, electrical, appliance repair, and carpentry are preferred, • Knowledge of First Aid and Safety procedures, • Required to live on-site. Physical Abilities & Work Environment • Constant activity that requires intermittent bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight materials) up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, and climbing ladders/stairs., • Requires manual dexterity to operate small motorized equipment or other tools., • Must have a normal range of hearing, vision, and perception for proper operation of machines and equipment, • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet), • Requires the use of appropriate safety equipment as required including back belts, goggles, masks, and gloves, • The noise level in the work environment is usually moderate.
