Job Description Job Title: Industrial & Facilities Maintenance Technician III Job Description The Industrial & Facilities Maintenance Technician III maintains, installs, and repairs facility and automation equipment in a high-volume distribution environment. This role independently handles complex maintenance assignments, ensures equipment reliability through preventive maintenance, and provides guidance and oversight to junior technicians on complex tasks. Responsibilities • Maintain, install, and repair facility and automation equipment within the distribution center, independently performing complex maintenance tasks without direct oversight., • Diagnose and perform preventive maintenance and repairs on powered industrial equipment and conveyor systems while strictly following all safety policies and procedures, including lockout/tagout, to maintain a safe working environment., • Diagnose and perform preventive maintenance and repairs on building equipment such as air compressors, heating and ventilation systems, plumbing, and electrical systems., • Perform preventive maintenance on facility systems including HVAC, boilers, chillers, roof top units, motors, and related industrial equipment to minimize downtime and extend equipment life., • Troubleshoot and repair pneumatic and hydraulic systems, including components associated with conveyor and automation systems., • Inspect work performed by other members of the Maintenance team to ensure tasks are completed accurately, safely, and on time, and reprioritize or redirect the efforts of others as needed., • Communicate regularly with Facilities leadership and Operations teams regarding the status of repair work, anticipated completion times, and any impact on warehouse operations., • Ensure clear and thorough shift handoffs so that ongoing work and priorities transition smoothly to the next shift., • Lead and perform project work that supports daily warehouse operations, which may include coordinating tasks, scheduling work, and overseeing the activities of other team members., • Coordinate repairs and maintenance activities with third-party vendors, including scheduling, overseeing work performed, and verifying completion and quality of service., • Train and mentor maintenance team members on equipment, procedures, safety practices, and troubleshooting techniques., • Proven experience in facility and industrial maintenance, including maintenance and repair of automation and conveyor systems., • Strong skills in diagnosing and repairing powered industrial equipment and conveyor systems while adhering to safety standards such as lockout/tagout., • Hands-on experience with preventive maintenance for PLC-controlled systems, variable frequency drives (VFDs), electrical systems, HVAC equipment, and boilers., • Solid electrical maintenance skills, including working with motors, wiring, lighting, and industrial electrical systems., • Experience maintaining and troubleshooting HVAC systems, including chillers, roof top units, and air compressors., • Proficiency in troubleshooting and repairing pneumatic and hydraulic systems used in industrial and facility equipment., • Strong mechanical aptitude for installation, maintenance, and repair of a wide range of facility and industrial equipment., • Ability to inspect, evaluate, and verify the quality and timeliness of maintenance work performed by others., • Effective communication skills to provide clear updates to Facilities and Operations teams and to support smooth shift handoffs., • Demonstrated ability to lead maintenance tasks and projects and to coordinate the work of other technicians., • Experience coordinating repair and maintenance activities with external vendors., • Ability to train and mentor other maintenance team members on equipment and procedures., • Experience with facility maintenance systems such as Siemens controls and computerized maintenance management (CMM) systems., • General building maintenance, including plumbing, carpentry, and basic structural repairs., • Experience with dry clean machines and other specialized facility equipment., • Knowledge of EPA-related requirements relevant to handling refrigerants or environmental aspects of facility maintenance., • Familiarity with installation and maintenance of industrial motors, drives, and related electrical components., • Ability to read and interpret technical documentation, equipment manuals, and electrical or mechanical schematics. Work Environment This role is based in a climate-controlled distribution center focused on automated and conveyor-driven operations. The standard schedule for this position is from 1:00 p.m. to 11:00 p.m., Wednesday through Saturday, supporting afternoon and evening operations. You will work around powered industrial equipment, conveyor systems, HVAC units, boilers, chillers, roof top units, air compressors, and a range of building systems, using typical industrial maintenance tools and diagnostic equipment. The environment prioritizes safety, including strict adherence to lockout/tagout and other facility safety protocols, and involves regular interaction with Operations teams, other Maintenance technicians, and third-party vendors. Job Type & Location This is a Contract to Hire position based out of Arlington, TX. Pay and Benefits The pay range for this position is $32.00 - $37.00/hr.
