Hiring Property Manager - Lease up -Affordable Housing -LIHTC Key Responsibilities as the person who keeps a building humming and the people inside it happy. This isn't a clipboard-and-keys kind of role. You'll be the connective tissue of a new, complex mixed-use property, the person ownership calls when they want the real story, and the person the team looks to when things get complicated (because in NYC real estate, they always do). You'll wrangle budgets, charm regulators, manage union staff, and somehow make it all look effortless. If you thrive on variety, know your way around NYC rent regs, and believe that great buildings are really just great teams with a roof over their heads — read on. What you'll actually be doing: Run the building Day-to-day ops, capital projects, vendor management, inspections, and compliance — the whole enchilada. Own the numbers Oversee operating budgets, monthly variance reports, invoice approvals, and financial controls. Be the face to ownership Primary liaison to ownership and asset management — reporting, updates, and keeping clients very happy. Drive leasing performance Push occupancy and revenue through smart leasing and marketing oversight. Navigate regulations NYC rent regulations, LIHTC requirements, audits, and inspections — you know this terrain and it doesn't scare you. Lead your team Supervise union building staff and Resident Managers; set expectations, develop talent, and collaborate with senior leadership. Handle emergencies Lead the building's crisis response and put corrective and preventative action plans in place that actually stick. Grow the next generation Mentor on-site teams and contribute to portfolio-wide priorities alongside senior leadership. Qualifications • 5+ years of residential property management experience in NYC, including rent-regulated assets, • Bachelor’s degree in Real Estate, Business, Finance, or related field, or equivalent residential property management experience, • Experience overseeing LIHTC units and affordable housing compliance, • Experience supervising union staff and Resident Managers preferred, • Strong knowledge of NYC rental regulations and building operations, • Proven financial acumen, including budgeting, variance reporting, and revenue management, • Yardi or comparable property management system experience required, • NY Real Estate License or ability to obtain within 90 days
