Job DescriptionDescription: We at West Coast Self-Storage are excited to announce that we are looking to hire our new Regional Manager. The Regional Manager is a senior management position for a results-driven leader who thrives on operational excellence, and team development. This position requires a balance of strategic leadership, financial management, and field-level presence to ensure the long-term growth and profitability of the company’s self-storage portfolio. Responsible for overseeing the operations, financial performance, and team development of roughly 40 self-storage properties within an assigned region. The region is expected to double in size over the coming years. This position requires frequent travel to inspect properties, mentor on-site managers, ensure compliance, and execute strategic initiatives that drive property success. The Regional Manager serves as the primary link between property-level operations and corporate leadership, ensuring brand standards, customer satisfaction, and operational excellence across the portfolio. Requirements: Key Duties & Responsibilities: 1. Operational Oversight • Conduct regular site inspections across assigned facilities to ensure compliance with company policies, safety regulations, and brand standards., • Review property performance metrics (occupancy rates, rental income, expense ratios) and take corrective action where needed., • Ensure facilities are clean, secure, and maintained to optimize customer satisfaction and retention. 2. Financial Management & ROI • Drive revenue growth through pricing optimization, upselling of ancillary products, and promotion of premium services., • Monitor expense controls and implement cost-saving measures without sacrificing service quality., • Review property-level P&L statements and prepare regional performance summaries for senior leadership., • Analyze return on investment (ROI) for marketing initiatives, capital improvements, and operational strategies., • Manage regional P&L, including budgeting, cost control, and profitability analysis., • Develop strategies to improve revenue, reduce expenses, and maximize overall financial performance. 3. Leadership & Training • Recruit, onboard, and coach District managers and Area managers, fostering a culture of accountability and service excellence., • Ability to analyze situations, produce viable opportunities to resolve and implement., • Ensure training programs are completed within the DM & AM groups ensuring consistent execution of company standards in sales, collections, customer service, and compliance., • Provide hands-on mentoring during site visits and conduct regular performance evaluations., • Motivate and inspire teams to align with company goals and strategies. 4. Operational Excellence & Risk Management • Ensure compliance with state/federal labor laws and company HR policies., • Oversee adherence to business agreements, auction procedures, and tenant communications in line with legal requirements., • Implement and monitor safety protocols, incident reporting, and loss prevention strategies. 5. Business Development • Collaborate with the partners to identify growth opportunities within the region, including acquisitions, management contracts, expansions, and additional revenue streams., • Conduct market analysis and competitor reviews to align pricing, promotions, and service offerings with demand trends., • Support marketing campaigns and community engagement efforts to enhance visibility and traffic to properties 6. Reporting & Communication • Provide timely reporting to leadership on regional performance, market trends, staffing needs, and operational challenges., • Serve as the liaison between corporate departments (HR, Accounting, Operations, Marketing) and property-level teams., • Leverage data and KPIs to recommend strategic adjustments and process improvements. 7. Travel & Field Presence • Travel regularly within the assigned region to maintain a visible presence at all properties., • Build relationships with on-site teams and clients to ensure the WCSS brand is consistently represented., • Coach, train and mentor AM’s and DM’s for future growth and optimize their performance in their current roles within their assigned responsibilities and markets. 8. Technology & Reporting • Provide timely reporting to leadership on regional performance, market trends, staffing needs, and operational challenges., • Serve as the liaison between corporate departments (HR, Accounting, Operations, Marketing) and property-level teams., • Leverage data and KPIs to recommend strategic adjustments and process improvements. 9. Marketing & Competitive Analysis • Develop local marketing strategies to enhance brand visibility and customer engagement., • 5+ years of progressive experience in property management, with demonstrated success in multi-site or regional operations., • Proven Senior Management experience and supervision of middle management roles. Self Storage, Property Management, retail or hospitality industries are preferred., • Bachelor’s degree strongly preferred, and/or equivalent education and experience., • Strong financial acumen with experience managing budgets, analyzing P&L statements, and implementing ROI-driven strategies., • Excellent leadership and people management skills; proven ability to recruit, coach, and retain top-performing teams., • Strong problem-solving, conflict resolution, and communication abilities., • Proficiency in Microsoft Office Suite, HRIS, Property Management Systems, and reporting tools., • Reliable transportation and valid driver’s license; ability to travel frequently (40–80%) as required., • Strong organizational skills and ability to work independently with minimal supervision., • Demonstrated ability to build and maintain strong professional relationships with team members, peers, and executive leadership., • Skilled in coaching and mentoring employees at all levels to foster a culture of accountability, respect, and high performance., • Ability to navigate sensitive employee relations matters with discretion, fairness, and confidentiality., • Strong conflict resolution skills, with the capacity to mediate disputes and drive collaborative solutions between departments and individuals., • High emotional intelligence (EQ) with the ability to adapt communication styles to different personalities and workplace dynamics., • Ability to read, analyze, and interpret financial reports, contracts, and regulatory documents., • Strong verbal communication skills to effectively present information, conduct training, and lead meetings with staff, vendors, and executives., • Professional writing skills for composing reports, business correspondence, and policy documents., • Proficiency in analyzing financial statements, budgets, and key performance indicators., • Ability to calculate percentages, ratios, discounts, and ROI metrics., • Skilled in developing financial projections, pricing strategies, and expense control plans., • Strong problem-solving skills with the ability to assess operational challenges and implement effective solutions., • Capable of interpreting policies, procedures, and complex regulatory requirements in varied situations., • Demonstrated ability to make sound judgments in high-pressure situations and adapt to changing business priorities., • Frequent travel (40–80%) to properties within the region, requiring extended periods of driving, walking properties, and site inspections., • Ability to climb stairs, walk properties, and conduct inspections in varied weather conditions., • Regular use of a computer and telephone for extended periods., • This role requires flexibility to work in both an office environment and in the field at properties., • Exposure to varying weather conditions and physical environments during site inspections., • Regular interactions with team members, clients, and vendors., • Must be able to manage competing demands in a fast-paced, performance-driven environment.
