Position Overview This role involves inspecting Housing Choice Voucher and private units per National Standards for the Physical Inspection of Real Estate (NSPIRE), conducting maintenance inspections, and assisting other Housing Authorities. Responsibilities include completing Rent Reasonable Studies, ensuring safety, resolving conflicts, and promoting teamwork. The position requires effective communication, professionalism, and ongoing participation in training. Essential Duties and Responsibilities The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed. • Inspect and evaluate Housing Choice Voucher and private owner units per NSPIRE standards., • Manage program compliance by scheduling and tracking initial, annual, and special inspections according to HUD and agency standards. Issue timely written notifications to participants and landlords., • Assist other Housing Authorities with required NSPIRE inspections., • Complete annual Rent Reasonable Study., • Promote teamwork and a positive environment., • Adhere to company policies, procedures, and standards, act with an appropriate sense of urgency and accountability, correctly handle confidential information, and maintain professional relations and boundaries with those contacted during work., • Demonstrate professional customer service, good listening, and conflict resolution skills, and provide updated, accurate information to inquiries., • Tactfully and diplomatically communicate in challenging situations., • Promote teamwork and effective property management by communicating directly and timely with appropriate staff., • Ensure safety throughout the community area and respond to a hazardous situation immediately., • Participate in training and educational opportunities for ongoing professional development., • Maintain regular and prompt attendance in the workplace., • Performs other related duties as assigned. Job Competencies • Knowledge of general operations and procedures of agency policies, and HUD federal NSPIRE regulations., • Understanding of local, state, and federal building codes, zoning laws, and safety standards., • Knowledge of construction processes, materials used in residential buildings, and their expected lifespans and maintenance needs., • Understanding of the mechanics and safety standards for plumbing, electrical systems, heating, ventilation, and air conditioning (HVAC) systems., • Proficient in Microsoft Office Suite (Word, Excel, and Outlook) with the ability to create, edit, and manage documents and spreadsheets., • Skilled in de-escalating challenging situations through calm communication, active listening, and conflict resolution techniques to maintain positive interactions and resolve issues effectively., • Ability to orient other employees and to explain organizational policies, rules regulations, and procedures. Education and/or Experience High school diploma or equivalent. Experience working with Affordable Housing properties. An equivalent combination of education and experience may be considered. This position requires possession of a valid drivers license and the ability to be insurable under HCs automobile insurance plan at the standard rate. Schedule This position follows a MondayThursday schedule, 8:00 AM to 4:30 PM, totaling 32 hours per week.
