Job DescriptionDescription: The Springs Resort & Spa is seeking an experienced and strategic Director of Engineering to lead all maintenance, facilities, and engineering operations in Pagosa Springs, Colorado. This leadership role is essential to ensuring the safe, efficient, and reliable operation of all resort infrastructure following a significant expansion that introduced new building technologies and systems. The Director of Engineering will oversee preventative maintenance, life safety and fire protection systems, elevator operations, building automation systems (BMS), electronic access control systems (including Dormakaba Ambiance), and renovation projects across both newly developed and legacy areas of the resort. The ideal candidate is a strategic technical leader with experience in modern building systems, resort renovations, elevator troubleshooting and vendor management, and team development. This individual must possess a strong eye for detail, the ability to teach and mentor team members, and a proactive approach to maintaining operational excellence across all resort outlets. Essential Duties and ResponsibilitiesEngineering Leadership & Strategy • Provide overall leadership, direction, and accountability for the Engineering and Maintenance department, reporting to the General Manager and leading a team of engineering and maintenance professionals responsible for resort-wide infrastructure operations., • Accountable for system uptime, preventative maintenance completion rates, guest-impact work order response times, and life safety compliance metrics., • Lead energy management strategies, sustainability initiatives, and water conservation programs aligned with ownership objectives., • Serve as the primary engineering contact during critical incidents and coordinate emergency response related to infrastructure failure, life safety systems, or environmental hazards., • Develop, implement, and continuously improve preventative and predictive maintenance programs., • Establish departmental goals aligned with resort operations and ownership objectives., • Lead annual capital planning and long-term infrastructure strategy., • Support and provide technical oversight during renovation of the resort’s legacy facilities., • Ensure consistent operational readiness across guest rooms, spa facilities, food & beverage outlets, retail spaces, and back-of-house areas.Systems & Infrastructure Management, • Oversee maintenance and repair of HVAC, plumbing, electrical, and mechanical systems., • Direct management and optimization of the resort’s Building Management System (BMS), including system monitoring, scheduling, energy controls, and integration with mechanical and life safety systems., • Provide executive oversight of the Dormakaba Ambiance access control system, including credential management standards, system integrity, vendor coordination, and security protocol compliance., • Oversee life safety and fire protection systems, ensuring required testing, inspections, compliance, and coordination with authorities having jurisdiction (AHJ)., • Provide direct oversight of elevator systems, including troubleshooting, vendor coordination, preventative maintenance, and performance improvement., • Ensure proper maintenance of newly implemented technologies associated with the resort expansion., • Review blueprints, schematics, and technical documents related to renovations and system upgrades.Renovation & Project Management, • Partner with ownership, contractors, and project managers during renovation and improvement projects., • Ensure construction and renovation work meets safety standards, code compliance, and brand expectations., • Monitor project timelines, budgets, and contractor performance., • Provide hands-on expertise in carpentry, woodworking, and finish work when appropriate., • Maintain detailed documentation of repairs, improvements, and inspections.Financial & Administrative Oversight, • Develop and manage departmental operating and capital budgets., • Monitor labor, utilities, maintenance expenses, and project expenditures., • Identify energy efficiency and cost-control initiatives, including optimization of BMS and mechanical systems., • Oversee procurement of tools, materials, and facility supplies., • Negotiate and manage vendor contracts and service agreements, including life safety, access control, and elevator service providers.Safety, Compliance & Risk Management, • Ensure compliance with all applicable federal, state, and local laws and regulations, including OSHA standards, Colorado building and fire codes, public health regulations, and environmental and water safety standards., • Oversee and maintain all life safety and fire protection systems, including required testing, inspections, documentation, and coordination with authorities having jurisdiction (AHJ)., • Maintain emergency preparedness protocols and response procedures related to infrastructure, environmental, and safety incidents., • Conduct routine safety inspections and implement hazard prevention initiatives., • Minimum 7–10 years of progressive engineering or facilities leadership experience in hospitality, resort, or large commercial environments., • Demonstrated experience managing newly implemented building systems and property expansions., • Proven experience overseeing Building Management Systems (BMS) in a multi-building or resort environment., • Proven experience overseeing Building Management Systems (BMS) in a multi-building or resort environment., • Experience managing electronic access control platforms, preferably Dormakaba Ambiance or similar enterprise systems., • Experience overseeing life safety system compliance and related code requirements., • Experience overseeing elevator systems, vendor coordination, and preventative maintenance programs., • Proven experience supporting renovation or capital improvement projects., • Strong working knowledge of HVAC, plumbing, electrical, mechanical, life safety, and water systems., • Budget management and capital planning experience., • Ability to read and interpret blueprints, schematics, and technical manuals., • Strong leadership, communication, and organizational skills., • Prior Director of Engineering experience in a resort environment., • Trade certifications or technical degree in Engineering, Facilities Management, or related field., • Carpentry and woodworking experience strongly preferred., • Ability to stand, walk, climb ladders, access confined mechanical spaces, and inspect facilities for extended periods., • Ability to lift, push, or carry items up to 75 pounds., • Ability to work indoors and outdoors in varying weather conditions.
