Delta has been retained by a confidential client to conduct a search for a General Superintendent based in Atlanta, GA, traveling to projects throughout the SE. General Superintendent Compensation & Benefits: Total compensation for the General Superintendent is competitive and commensurate with experience. • Competitive base salary, • Performance bonus program, • Comprehensive health benefits package – Vision, Medical, Dental, • 401K retirement plan with company match, • Vehicle allowance, fuel card, and company credit card for business-related expenses, • Paid time off (PTO) and holidays, • Career development and leadership opportunities General Superintendent Duties & Responsibilities: Project Leadership & Operations • Lead the full construction lifecycle of mission-critical data center projects in partnership with Project Managers and Project Executives, • Provide strategic direction for planning, coordination, sequencing, and site logistics specific to high-density, high-redundancy environments, • Oversee all day-to-day jobsite operations including personnel, financials, safety, scheduling, commissioning readiness, and quality, • Direct daily field operations, including trade sequencing, manpower planning, and site utilization tailored to data center constraints, • Apply advanced understanding of complex MEP, electrical distribution, UPS systems, generators, BMS/EPMS, cooling technologies, and associated risk factors unique to data centers, • Manage quality control for all critical-path systems, including white space, mechanical yards, electrical rooms, and equipment startups, • Conduct constructability reviews with focus on high-density MEP integration and redundancy requirements, • Oversee commissioning readiness and coordinate with commissioning agents, • Ensure trades meet Level 1–5 commissioning requirements, • Provide high-level oversight of safety, quality, risk, and compliance across all phases of construction, • Ensure accurate maintenance of as-built drawings, revision logs, and turnover documentation, • Manage punch list completion, commissioning closeout, and turnover documentation, • Develop and manage CPM schedules, including short-interval look-ahead schedules for critical-path MEP and commissioning activities, • Track progress against milestones such as energization, mechanical completion, commissioning levels, and substantial completion, • Create and maintain phased Job Site Utilization Plans specific to data center construction flow, • Develop scopes of work for mission-critical trades (electrical, mechanical, controls, fire protection, low voltage, security, etc.), • Coordinate and schedule work activities for tradespeople, forepersons, and field professionals, • Conduct preconstruction meetings with subcontractors before each major phase (MEP rough-in, equipment set, energization, commissioning, etc.), • Support and enforce site-specific safety programs and OSHA compliance, • Refuse unsafe work and ensure all activities follow established safety procedures, • Report incidents, near misses, and hazards, • Wear and maintain required PPE, • Participate in inspections, safety meetings, and required training, • Understand financial impacts and integrate cost-effective solutions, including value engineering when appropriate, • Monitor project costs and maintain financial health of projects, • Mentor site superintendents and field staff, including performance evaluations and professional development, • Represent the company in owner meetings, interviews, and presentations, • Build strong relationships with owners, architects, engineers, subcontractors, and vendors, • Uphold company values, ethics, and code of conduct General Superintendent Qualifications: • Minimum 12 years of construction experience required, • Several years of experience in mission-critical or highly complex MEP-intensive projects required, • Experience managing projects valued at $100M or greater (data center experience strongly preferred), • Strong understanding of planning and scheduling for mission-critical environments, • Deep knowledge of complex MEP systems, redundancy strategies, and commissioning processes, • Strong financial and business acumen for monitoring project costs, • Proficiency in Microsoft Office Suite (Word, Excel), • Ability to interpret technical specifications, blueprints, engineering drawings, and installation manuals, • Demonstrated competency across all trade types relevant to data center construction, • Strong leadership and team management abilities, • Exceptional communication and coordination skills, • Valid driver's license with acceptable driving record, • Ability to pass pre-employment drug screening and background check, • Bachelor's degree in Construction Management, Engineering, or related field (equivalent education, training, or experience may substitute), • OSHA 30 certification, • Experience with Procore, Primavera P6, or similar project management software, • PMP or CCM certification
