Head of Asset Management – Affordable Housing Our client is a privately owned investment firm with a very strong focus on the Affordable Housing Real Estate industry. They have a platform built over the past 25 years to finance, rehabilitate, and stabilize affordable housing assets. With exceptional capital backing through a private equity group, they are poised for growth to double and triple their portfolio & with a robust leadership team comprised of Real Estate, Legal, Investment and Affordable Housing leaders they are primed for growth. They are seeking an Asset Management leader to oversee the company’s entire Asset Management function for the company, reporting directly to the Partners. The right person will be an industry-leading, data-driven Asset Management leader with true sophistication to understand the numbers, create solutions, and drive a large team for results to raise the level of Asset Management sophistication from pre-acquisition to a long-term hold strategy. Coordinate and lead the company’s various asset management verticals to promote the financial and physical health of their $750M and growing affordable housing portfolio, encompassing over 50 properties and 6500 units in 14 states, with direct reporting from the Asset Management, Compliance and Accounting teams as needed regarding portfolio performance. Scope of Responsibility: • Responsible for building-out the necessary team to effectuate real estate portfolio growth to $1B in assets in 2025, with continued growth thereafter, • Oversee day-to-day administrative and operational functions of the real estate portfolio to ensure alignment with organizational goals and objectives, • Assist in the development and execution of the company’s long-term strategic plans and initiatives while fostering collaboration and effective communication across all departments including asset management, compliance, acquisitions, legal, investor relations and accounting, ensuring a cohesive approach to achieve organizational goals and objectives, • Work collaboratively with the acquisition, legal, asset management and compliance verticals to increase efficiencies, • Participate as part of the leadership team, working to develop and implement standards, processes, programs, and best practices to ensure portfolio growth, • Gathering and creating effective financial reporting on the financial and physical health of the company’s real estate portfolio, • In collaboration with the CIO, as well as the acquisitions, legal and asset management departments, provide input and support for Portfolio Acquisitions, Refinances, Loan Modifications, Loan Restructures and Dispositions, • Review portfolio for deployment of revenue generating and expense saving opportunities, • Implement and maintain a consistent and coordinated national approach to integrating Environmental Stewardship practices into future and existing developments, operations, and locations; assure the goals and work plan are achieved in a timely and effective manner; recommend, vet, implement, and maintain a Strategic Plan regarding organizational execution of consistent environmental practices; implement water saving devices to reduce utility cost and reduce costly insurance claims where needed, • Liaison to all Investors, Lenders, Tax Credit Allocation Agencies, USDA Rural Development and Regulatory Agencies, • Oversee Portfolio reporting and compliance with investors and regulatory agencies, including HUD, state, and local municipalities, • Participate in the Company’s Senior Leadership Team and Investment Committee, • Drive Asset Management Fees, Deferred Developer Fees, Transaction Fees, Seller Carryback Notes and Unrestricted Cash Flow Distributions, • Work to expand the company’s relationships through partnerships with non-profits, bankers, and other potential joint venture partners, • Explore and implement, as applicable, the infusion of “soft” dollars, grants and other sources of subsidy or equity into the capital stack of existing and future assets, • Oversee and lead analysis, strategies, measures, risk rating, watch list reporting, and action plans on all portfolios with additional focus on those that are underperforming, • Oversee and lead capital improvement plans and reserve analysis.
