Job Description Overview: As a residential Compliance and Property Manager your duties are to help the non-profit owner preserve and increase the value of their real estate investments. This includes the preservation of affordable housing for low-income families in the Manhattan Valley, Harlem, and Washington Heights area of Manhattan. The management of the daily operations of the property includes finding and placing qualified tenants, meeting regulatory and other compliance requirements to ensure the property is always in good working order. Job Description ORGANIZATION OVERVIEW The School of American Ballet (SAB) at Lincoln Center, founded by George Balanchine and Lincoln Kirstein, is the preeminent ballet school in the country. Our mission is to train professional dancers for careers in classical ballet. During the Winter Term (September-June), sixty-four Advanced students reside on-site at the School in the Meredith Willson Residence Hall, a facility shared with the Juilliard School. During SAB’s 5-week Summer Course (June and July), 200 middle school and high school students reside on campus. STUDENT LIFE DEPARTMENT SAB’s Department of Student Life is dedicated to fostering and promoting a well-rounded approach to the emotional, social, physical, cultural, intellectual, and academic spheres of SAB students’ lives. The Department’s work is deeply engrained into the SAB student experience and aims to enhance students’ artistic training by supporting them fully outside of the studios. At times, the Residence Life Assistant role will require a level of physical exertion beyond sitting. Move-in and move-out periods will require longer stretches of activity and physical tasks such as lifting, sorting, and organizing. POSITION DESCRIPTION (Hiring for 7 open positions) The Residence Life Assistant (RLA) role was created to provide live-in supervision for approximately 190 students from ages 11 – 18, who live in the Meredith Willson Residence Hall at the School of American Ballet for the 5-week training intensive known as the Summer Course. Residence Life Assistants will work as part of the Student Life department, providing 24-hour supervision in all aspects of the student experience, including during chaperoned trips, in responding to emergencies and in enforcing curfew and sign-out procedures. A successful candidate will demonstrate the ability to consistently enforce School policy and procedure, while developing professional rapport with students that supports a positive community atmosphere where all students feel safe and respected. SAB will provide RLA staff members with a fully furnished private room housed within a suite of Summer Course students, where they are required to reside. During employment, RLA staff are not permitted to host guests, or possess/consume alcohol anywhere in the building. (WSFSSH) is a community-based organization whose mission is to provide safe, affordable housing with supportive services within a residential setting which enhances the independence and dignity of each person. WSFSSH develops, manages, and provides housing for low- income older persons, many of whom live with mental illness and/or have experienced homelessness. WSFSSH currently owns and operates nearly 2200 units in 28 buildings located in Manhattan and the Bronx. Responsibilities: The Property Manager reports to the Deputy Director/Chief Operating Officer and is responsible for the smooth and safe operation of buildings owned and operated by WSFSSH. This 109-unit residence will provide housing for 39 individuals referred by the NYC Human Resources Administration (HRA), and the remaining 70 units will be apartments for moderate-income households. The Resident Manager is responsible for the supervision of the residents and the overall operation of the residence during designated shifts. S/he will work collaboratively with the Clinical team and the Program Director to ensure that resident needs are being met, as well as the safety of the residence. Essential Job Functions • Engage with community owners, upper management, internal team members, and business partners promptly and accurately to enhance client satisfaction, facilitate project completion, and stay informed about day-to-day community operations., • Manage and take part in the lease enforcement process by reviewing and approving prospective resident applications and lease renewals, performing regular apartment inspections, adhering to proper notice requirements, executing eviction procedures when necessary, and enforcing the imposition and collection of allowable late fees and other charges as outlined in the lease terms., • Lead the implementation of sales, marketing, and operational initiatives to meet budgeted occupancy and customer retention objectives., • Maintain an expert level of competitive marketplace intelligence to collaborate with the marketing team to execute effective marketing strategies., • Supervise programs for resident retention, lease renewals, and leasing to ensure maximum occupancy is maintained., • Communicate with residents in a timely manner to address their concerns effectively., • Collaborate with internal departments such as compliance, leasing, and accounting, including reviewing all lease packages for both current and potential residents., • Provide guidance, establish goals and objectives, and oversee scheduling for Resident Managers, office, building, and leasing staff, fostering a positive and collaborative work environment., • Recruit, train, and lead a unified team to ensure streamlined community operations., • Enforce compliance and communication of policies and procedures for residents and internal team members, exceeding survey, audit, review, and inspection expectations., • Conduct regular community inspections to identify maintenance issues, oversee building operations and systems maintenance, coordinate preventive maintenance work, and identify and coordinate vendors for repairs, construction, and capital improvements with the Resident Manager., • Supervise ongoing construction for new buildings., • Negotiate service contracts and ensure adherence to contractual obligations., • Be available after-hours for emergencies, resource coordination, and implementation of corrective action., • Ensure proper insurance requirements are met, report liability and property incidents to upper management, and submit necessary paperwork., • Contribute to the preparation and adherence to operating budgets and forecasts, generating Monthly Variance Reports, Utility Consumption Reports, and other required reports., • Analyze income and expense patterns, providing recommendations to upper management, and implement strategies to enhance financial performance wherever possible., • Process invoices through the AP system and manage vendor payments., • Build positive relationships with residents, addressing concerns and implement resident retention initiatives and community engagement programs ensuring a high level of satisfaction., • Must be present on-site and be able to move throughout the building to address community-related matters, including exceptional communication skills to meet with tenants, staff, vendors and visitors., • Ability to ascend and descend stairs and be comfortable with exposure to varying environmental climates and circumstances., • Bachelor’s degree in business, marketing, real estate, or finance or equivalent experience., • A minimum of 2 years of multifamily residential community management experience., • Proficiency in navigating computers and community management software, to include Microsoft Office include EliseAI, RealPage, and Yardi., • Technical knowledge of building operations and maintenance., • Understanding of marketing trends, budgeting, and reporting, including strong financial skills with knowledge of GAAP., • Valid NJ real estate license or ability to obtain one within the first 120 days of employment.
