We are seeking a reliable and experienced Apartment Building Superintendent to oversee the daily operations and general maintenance of our 45-unit residential property. This is a live-in position, and compensation includes a 2-bedroom apartment. The ideal candidate should have hands-on experience in general maintenance tasks, including plumbing, electrical, carpentry, and minor repairs. Key Responsibilities: Perform routine maintenance and minor repairs in apartments and common areas Respond promptly to tenant maintenance requests Oversee cleanliness and upkeep of hallways, stairwells, lobby, laundry rooms, and exterior grounds Conduct regular inspections of the property to identify issues before they escalate Handle minor plumbing, electrical, and carpentry work Supervise and coordinate with vendors or contractors for larger repairs Ensure building security and monitor entry systems as required Maintain logs of maintenance work and supply inventory Be on call for emergency repairs during evenings and weekends Qualifications: Proven experience in building maintenance or a similar role Working knowledge of plumbing, electrical systems, and carpentry Strong problem-solving and organizational skills Ability to work independently and handle multiple tasks Good communication and interpersonal skills Must be able to live on-site and be available for emergencies High school diploma or equivalent preferred
