This is a hands-on role suited to someone with strong customer service skills, excellent attention to detail, and previous experience within residential, concierge, porter, caretaker, or facilities environments. Benefits • Live-in accommodation provided, • All bills and rent covered, • Pension contributions, • 28 days annual leave including bank holidays, • Supportive and stable working environment, • Long-term opportunity within a high-end residential developmentKey ResponsibilitiesGeneral Duties, • Provide on-site assistance to residents, including dealing with queries, issuing spare keys, and accepting deliveries, • Ensure the security of the building through CCTV monitoring and regular patrols, • Report maintenance issues to the Property Manager and maintain accurate records, • Handle resident enquiries and complaints professionally, • Maintain daily records of incidents, contractor visits, and site activity, • Ensure communal and car park areas are clean, tidy, and well maintained, • Arrange holiday cover in advance where requiredDaily Duties, • Remove rubbish bags from outside residents' flats morning and evening, • Ensure refuse areas are kept clean and organised, • Maintain cleanliness throughout the site, including communal areas and external grounds, • Conduct internal and external building patrols, • Manage key handling procedures securely and accurately, • Accept parcels and deliveries on behalf of residents when required, • Clean and maintain reception areas, communal windows, mirrors, lifts, carpets, and marble flooring, • Check and replace lighting where necessary, • Ensure scaffolding alarms and safety procedures are followed during worksWeekly Duties, • Mop and maintain entrance and reception flooring, • Sweep and mop stairways, • Vacuum lift lobbies and maintain communal presentation, • Test fire alarms and emergency lighting systems, • Manage refuse collections and bin movements in line with council schedulesAdditional Duties, • Carry out minor maintenance and touch-up works, • Maintain gardens and external areas including mowing lawns, trimming bushes, watering plants, and removing weeds/leaves, • Ensure pathways and car park areas are safe during winter conditions, including gritting and snow removal, • Adjust car park lighting timers seasonally, • Monitor and replenish cleaning supplies as requiredCandidate Requirements, • Previous experience within residential porter, concierge, caretaker, or facilities roles preferred, • Strong customer service and communication skills, • Reliable, proactive, and highly organised, • Basic maintenance/handyman skills advantageous, • Able to work independently and take ownership of the site, • Good understanding of health & safety and security procedures
