Facilities Manager \n\n • Contract Type: Ongoing Temporary ( Approx 18 months)\n, • Location: Luton\n, • Salary: £ 13.78 / £17.36 – Paye / Umbrella\n, • Hours: 25 hrs a week - Mon 9am – 5.15pm , Tues 9am – 5.15pm , Wed 9am – 5.15pm , Friday 9am – 12.30pm\n, • Job Type: On site\n, • Start Date: ASAP\n\n My client is actively seeking a dedicated Facilities Manager to oversee the safety, security, and maintenance of a property for the over 55s. This role is crucial for ensuring a secure, well-maintained environment that adheres to health and safety standards. The ideal candidate will have a strong background in facilities management, excellent customer service skills, and the ability to handle multiple responsibilities in a dynamic setting. \n Day-to-day of the role: \n\n • Act as a key-holder, ensuring the security of communal areas and facilities.\n, • Serve as the first point of contact for residents, contractors, and visitors, managing access to the building.\n, • Coordinate with contractors for repairs, maintenance, and servicing of communal areas and equipment.\n, • Facilitate essential maintenance and servicing by utility companies.\n, • Manage and monitor the property’s laundry facilities and communal areas.\n, • Address and resolve complaints related to communal areas and facilities.\n, • Supervise cleaning staff to maintain property conditions and ensure a welcoming environment.\n, • Advise tenants on rent account management and maintaining property standards.\n, • Conduct regular inspections to identify and address maintenance, repair, and security issues.\n, • Perform water testing and emergency equipment testing in communal areas in accordance with health and safety processes.\n, • Coordinate building access for fire risk assessment actions and maintenance.\n, • Conduct health and safety inspections, documenting outcomes to meet service standards.\n, • Manage accident and incident monitoring in line with health and safety procedures.\n, • Ensure compliance with health and safety policies and legislation.\n, • Provide cover as required, including out-of-hours emergencies.\n\n Required Skills & Qualifications: \n\n • Proven experience in facilities management.\n, • Exceptional customer service and communication skills.\n, • Self-motivated with the ability to prioritise and adapt to changing needs.\n, • Experience working with diverse populations, particularly older individuals.\n, • Strong understanding of health and safety management.\n, • Proficient in IT (Microsoft Office and in-house systems).\n, • Knowledgeable in housing or building management.\n, • Flexible for emergency cover and travel between sites as needed.\n, • Valid driver’s license and access to a vehicle for work purposes.\n\n \n
