About the Role: As Operations Director, you will take ownership of all operational functions in the business — from onboarding new properties, through maintenance and compliance, to ensuring every property is ready for market within agreed void periods. You will lead a multi-functional team of up to 15 across admin, operations, cleaning, and maintenance, driving performance and efficiency at every stage. Reporting directly to the CEO and Board, this is a career-defining role. You’ll have direct access to senior leadership, structured mentoring, and a clear pathway to grow into a seasoned Director role while making an immediate and visible impact on business performance. Your Key Responsibilities: • Lead and coordinate all operational activities: property onboarding, servicing, maintenance, and readiness., • Oversee property licensing and compliance, including HMO regulations and related residential certifications., • Manage, develop, and motivate a diverse team across multiple functions, ensuring high performance and accountability., • Maintain and improve operational standards so properties are compliant, safe, and market-ready within agreed timelines., • Use our in-house operational software to manage workflows, track performance, and identify improvements, collaborating with the tech team to refine processes., • Manage operational budgets and monitor spend, identifying opportunities to improve cost-efficiency., • Support operational delivery of London and national expansion, including integration of newly acquired portfolios., • Provide operational insights and recommendations to the CEO and Board to support strategic growth. Your Qualifications and Experience: • Minimum 3+ years in a Senior Operations Manager, Regional Manager, or equivalent role in property, facilities, serviced accommodation, or block management., • Must have proven experience working in a London/UK-based business in the property sector or a directly transferable industry, with the ability to provide UK-based references., • Experience working in a high-growth or scale-up environment, with a clear understanding of the pace, challenges, and adaptability required to succeed in a rapidly expanding business is essential., • Strong understanding of compliance processes (HMO licensing knowledge a plus)., • Demonstrable appetite for, and experience with, technology in operations — ideally including exposure to proptech platforms, workflow automation, or operational software., • At ease with budget management and performance tracking. What the application process looks like: We are fast-moving and are aiming to ideally complete the selection process before the end of September. As part of the initial selection process, you may be invited to complete a short personality and capabilities test. If you are successful in the initial selection process you will be invited for at least 2 interviews, one of which will be on-screen, one of which will be in person. For any interview in person, you will be invited to prepare a short task and presentation.
