Royal Electric Company is hiring for a Senior Project Manager for our Building Group Project's in Dallas, TX. Success in the position is achieved through the following duties and responsibilities. Build external relationships that promote project success Customers (General contractors and/or project owners) • Focus on creating a positive customer experience., • Get to know the needs, objectives and challenges of the customer and their project team., • Have conversations to resolve issues, using email as back up or follow up., • Be proactive and responsive to customer needs., • Create job kick off opportunity to align scope, schedule, and other potential issues with their project team., • Facilitate subcontractor engagement throughout the project., • Develop relationships with other trade contractors on the job to increase collaboration to positively impact design, schedule, and productivity. Maximize cash flow by balancing project cost with timing of project income • Ensure positive cash flow through timely buy out and release of materials and subcontractors, balanced with accurate and timely billings., • Facilitate buy out with estimating and project team to take advantage of best pricing balanced with timing, efficiency or labor needs., • Create a balanced and accurate Budget and Schedule of Values that align with the way the project is being built., • Ensure project teams are submitting timely and accurate change order pricing/negotiation and provide support in negotiating difficult change orders or claims with the client or subs and vendors., • Monitor and manage project team performance against budget, schedule projections and correct allocation of resources. Submit timely billings and change orders that adequately cover project costs in that time period., • Price and negotiate change orders with customers to maximize margin and bill as work is being performed., • Stay actively engaged in project status, activities, challenges, and opportunities., • Monitor progress on overall project schedule as it relates to our planned work. Escalate any possible impacts by coordinating with the customer, giving notice as required, and ensuring any actual impacts are recorded., • Ensure the entire project team thoroughly understands our contracted scope, give proper notice of changes, and track and proceed with those changes as required by the contract., • Perform timely and accurate projections of project financial status on the Cost to Complete form, assessing variances from budget and the impact on the overall project., • Produce timely project requirements and documentation (i.e. Submittals, COR’s, delay notices, extended overhead)., • Ensure project teams are following company policies and procedures., • Understand strengths of project team, including Foreman, Superintendent, Project Engineer, Purchasing Agent, and Interns., • Coach and develop Project Engineers for successful accomplishment of their own key results., • Work collaboratively with Support Operations for timely information sharing and involvement in the project., • Identify concerns and facilitate meaningful conversations on potential conflicts to create a unified game plan for the project team., • Create clarity of roles and responsibilities for teams on each project and set goals with the team for project success., • Coach and develop project teams for successful accomplishment of their own Key Results. Create culture of continuous improvement through learning and feedback. Education & Experience • Bachelor’s degree in a relevant field with at least 8 years of related experience, or equivalent combination of technical training and related experience., • Must understand the entire construction process from design to project close-out; including bid analysis, budgeting, writing scopes of work, document interpretation, design-build and negotiated projects., • Ability to read and understand plans and specifications., • Excellent leadership, communication, and organizational skills., • Ability to prioritize, complete tasks, and address issues in a timely manner., • Ability to effectively delegate tasks to project team., • Proficient computer skills including Microsoft Office Suite, Bluebeam, Accubid, PlanGrid, ProCore., • Demonstrates strong written and verbal communication skills., • Ability to build and maintain relations with customers, vendors and subcontractors., • Ability to work with a team and independently., • Ability to maneuver between office and jobsites., • Must wear proper PPE while on jobsites., • Must comply with all safety standards and procedures., • Sit, stand, and walk during the duration of the workday., • Will lift, carry, push, pull, kneel, crouch, and reach., • Must be able to lift up to 50 pounds at times.
