Currently developing and building in the Denver Metro Area, with projects in Broomfield, Erie, and Longmont, among others, Chartered is thrilled to be expanding its team. Position Summary Chartered is actively seeking a dynamic and experienced Full-Time Multifamily Leasing Specialist to support the day-to-day leasing and operational needs across its portfolio of professionally managed communities, while being based at the Brownstones at Palisade Park — a 160-unit townhome-style rental community in Broomfield, CO with direct proximity to downtown Denver and Boulder. This position will serve as a key member of the residential operations team, providing flexible, hands-on leasing support and resident service coordination across multiple communities on an ongoing and as-needed basis. The Leasing Specialist will work closely with each community’s management and maintenance team to optimize property performance, drive lease-up efforts, and ensure a seamless resident experience. This is an exciting opportunity for an ambitious self-starter to gain broad exposure across a growing multifamily portfolio while playing a critical role in building vibrant, resident-focused communities. Leasing & Marketing Activities • Must be knowledgeable of all phases of leasing, maintenance, and client relations., • Answer and handle incoming phone calls, emails, or other inquiries from prospective new residents, current residents, and vendors/suppliers, among others., • Greet prospective residents, show communities, and perform leasing duties while sharing the Company’s commitment to superior customer service as a locally owned and managed community., • Review, process, and respond to rental applications, including applicable background screening and credit underwriting., • Administer lease execution and move-in process, including administering lease renewal process., • Actively participate in website optimization and social media outreach for various communities., • Maintain an awareness of local market conditions and trends and contribute ideas to Community Manager., • Maintain a community specific information book on all major competition for each community., • Complete daily physical inspection of all buildings and grounds and reporting to the maintenance team; some communities may require weekly physical inspection., • Observe and report any problems which could be a hazard or potentially dangerous for residents, team members, guests and the public to the maintenance team., • Accept service requests from residents and assist in routing to maintenance team for prompt processing., • Administer resident move-out process, including move-out inspection and service scheduling with maintenance team., • Coordinate with maintenance team in scheduling quarterly preventative maintenance and other applicable City inspections, as needed., • Assist in vendor onboarding, ensuring successful onboarding to VendorCafe and receipt of all applicable credentials., • Promulgate positive customer relations attitude at all times that we are always here to support our residents and vendors in support of the community., • Manage effective feedback mechanisms for resident satisfaction and take proactive steps to improve relations and resident satisfaction., • Maintain accurate client records and update on a daily basis all rents, deposits and application fees received from residents and prospective residents. Issue appropriate notices when necessary (e.g., late payments, eviction notices, return check memos, lease violations)., • Organize and file all applicable administrative reports, leases and paperwork., • Deposit all receipts prior to the bank closing at the end of each day., • Complete resident ledger audit on the 7th of each month., • Complete applicable deposit/move-out accounting on the last day of each month., • Complete renters’ insurance audit on the last day of each month., • Complete vehicle parking audit on the last day of each month., • Assist in invoice processing as requested., • Demonstrated ability to lead and motivate a broad and diverse team., • Ability to successfully manage multiple projects while meeting competing deadlines., • Capacity to work in a composed, professional manner under pressure in a fast-paced environment., • Performs well independently with minimal supervision, with the ability to plan, organize, and orchestrate activities across a broad and diverse team., • Positive and accountable working approach with internal and external stakeholders, including competence in conflict and crisis management., • Strong interpersonal and communication skills, with written and oral communication proficiency, including the ability to effectively delegate and negotiate., • Organized and detail-oriented approach to assignments, with ability to balance day-to-day and long-term planning and execution and track and maintain complex schedules effectively., • Strong focus on quality and professional standards., • Interested in improving processes and implementing standards., • Ability and willingness to live at property designated by the Company., • Training is to be completed within 30 days of hire or as requested or required, including completion of Fair Housing certification., • Valid driver’s license, working vehicle, and automobile insurance., • Moderate physical and mental fitness is a requirement., • Must maintain a professional image through dress and appearance at all times., • Advanced proficiency with computers and Microsoft applications, including Outlook, Excel, Word, Project, photocopier, and other office equipment is a required, • Experience with Yardi suite of products, including Voyager, RentCafe, CRM, Maintenance, Procure to Pay, among others, is required, with interest in developing greater proficiency a plus., • Interest in developing Company’s presence in organizations such as Apartment Association and other groups is a plus., • Undergraduate degree in a real estate-related field or demonstrated equivalent mastery through experience is required., • Minimum at least 2+ years of property management experience in multifamily is required., • Knowledge of credit underwriting and federal, state and local housing law, including Fair Housing Act is required. Chartered runs a small, family-oriented office, so a “Yes” attitude is vital to success in this role. This position is full-time and located at one of Chartered’s property management leasing offices. Work is required to be performed in-person at the applicable leasing office. This is not a remote position. There may be periods of extended work hours as well as stressful periods of work that require flexibility and patience. Candidates must be able to receive direction as well as be able to communicate and give clear, consistent instruction and/or feedback to others. This is a big position where there is no task too small. All employees wear multiple hats, which keeps everyday new and exciting.
