Job DescriptionDescription: Towne Housing Real Estate is looking for an experienced and energetic apartment remodel contractor with experience in general residential rental remodels, clean outs, carpentry work and minor plumbing and electrical. We are a multi-site property management firm with over 1,000 apartments in the local WNY and South towns areas and growing fast! The ideal applicant has a strong understanding of property systems such as basic plumbing, electrical and carpentry systems and skills. Rental unit turnover including painting, window installation, trim and other woodwork, flooring and more. Our team members are our most important asset to our operation and our remodel contractors work to efficiently turnover newly vacated units in preparation to re-lease to new residents. Manage and prioritize all activities within the Maintenance Department., 2. Identify and implement opportunities to improve departmental performance and efficiency., 3. Communicate maintenance issues, equipment needs, and scheduling requirements effectively with Engineering and Operations teams., 4. Plan, schedule, coordinate, and perform maintenance work orders to ensure safe and reliable operation of all equipment with minimal downtime., 5. Perform facility maintenance and repairs such as: • Repairing plumbing leaks and clogged drains., • Replacing doorknobs, locks, and door closures, • Maintaining paint booths and drive belts, • Patching and painting interior/exterior walls, • Supporting general building improvement projects 11. Obtain cost estimates for building, grounds, and machinery repairs., 12. Coordinate facility-related waste management and disposal activities., 13. Remain available for emergency maintenance calls on a 24/7 basis. Required Skills/Abilities: 1. Minimum of 5 years experience in industrial maintenance., 2. Proficient in reading electrical and hydraulic schematics., 3. Strong ability to troubleshoot electrical, hydraulic, and mechanical systems., 4. Excellent problem-solving and communication skills., 5. Strong time management and organizational abilities., 6. Solid math aptitude and analytical thinking., 7. Advantage Investigations is seeking a Part-Time SIU/Claims Investigator in Buffalo, NY/Surrounding Areas. The qualified candidate will be responsible for conducting investigations of auto, property, homeowner liability and worker’s compensation insurance claims in support of client objectives and Company quality standards. As an SIU/Claims Investigator, you will be provided with a comprehensive training program, door to door pay, and mileage reimbursement at the IRS rate. This position requires daily travel within the investigator’s area/territory. Duties & Responsibilities: • Conduct investigations of auto, property, liability, and worker’s compensation claims, • Independently reviews the assignment, supporting documentation and all other case information prior to commencing the on-site assignment., • Consults with the Manager on appropriate strategies for individual cases, before and throughout the investigative process., • Locate subjects of the assigned investigation and conduct applicable case investigation, to include recorded statements and scene investigations etc., • Creates and maintains written daily updates, supporting photos, audiotapes, diagrams, and final investigative reports for in a timely and professional manner, • Time management and communication skills, • Ability to handle confidential information and material Qualifications & Requirements: • 3 years claims investigative experience preferred, • 3 years investigative experience required, • Bi-Lingual a plus, • Private Investigator License required in most states, • Full comprehension of case management systems, • Able to proactively conduct follow-ups as needed, • Good Oral and Written Communication Skills, • Proficient in computer technology – including Microsoft office type products, email, and the ability to produce quality, well-written reports, • Self-Starter/Disciplined work ethic with ability to ask relevant questions when needed, and work indecently, • Meet state mandated requirements to obtain and maintain a Private Investigator license multiple states, • Daily access to a reliable vehicle, • Valid Driver’s License, • Ability to provide MVR (driving record), • Pass Drug Screen Compensation: Investigators are paid door to door an hourly rate commensurate with experience within $25.00 to $30.00 an hour.
