Position Overview The Leasing Specialist needs to income qualify applicants for TCAC, HOME, MHP, etc. properties and steward timely completion of the paperwork for applicants seeking affordable housing units in Santa Monica. Leasing Specialists work closely with other leasing, and occupancy specialists, and under the direction of the Director of Property Management. Compensation and Benefits The compensation rate is $27.00 - 29.00 an hour. The Leasing and Occupancy Specialist is eligible for the following benefits: • Medical insurance, • Dental and vision insurance, • 403b retirement plan & matching contribution, • 4 weeks of paid vacation, • 120 hours of sick time, • Paid holidays, • Paid sick leave, • Mileage reimbursement, • 9/80 work schedule, • Every other Friday off!, • Pre-qualify applicants according to the regulations dictated by various programs such as HOME, TCAC, CHRP, RHCP, etc., • Knowledge of Fair Housing laws and relevant California statues or local rent control laws as they apply to occupancy, • Help prepare for program audits, • Organize applicants files to ensure timely completion of all necessary material, • Contribute to team efforts and provide excellent customer service, • Participate in the Marketing List effort, • Prepare Unit Summary Compliances, • Consolidate Section 8 tenants, • File, scan, copy, mail, • Prepare Open Houses, • Must be a Detail-Oriented,, • Energetic self-starter,, • Excellent grasp of basic math skills, • Ability to work on multiple projects simultaneously, • Excellent written & oral communication,, • Knowledge of Fair Housing rules & regulations,, • Ability to monitor work flow & ability to be extremely organized with paperwork, • Experience with Affordable Housing recertification processes, • TCAC certified & experience with programs requiring third party verifications, • Must be proficient in Microsoft Word, • Occasional car travel, primarily in Santa Monica to visit properties under development Background Check and Driving Record will be Conducted Community Corp. is an Equal Opportunity Employer Company DescriptionCommunity Corp. is a Santa Monica-based non-profit organization that restores, builds, and manages affordable housing for working families of modest means.
