SUMMARY Under the supervision of the Maintenance Supervisor and a member of the Buildings and Grounds team, the Maintenance Technician is responsible for basic building repairs and grounds maintenance. This includes plumbing, carpentry, painting, electrical repairs, maintaining the physical plant’s mechanical systems, equipment, fixtures and appliances as well as the grounds. They ensure that the physical plant is compliant with regulatory authorities. They help provide a safe, clean, and healthy environment for the staff and residents. II. THE FOLLOWING ARE THE ESSENTIAL FUNCTIONS OF THIS POSITION Facility Upkeep • Is responsible for the overall maintenance of all buildings and equipment belonging to NCS. Is responsible for the implementation of a preventive maintenance program that ensures the safety and reliability of the equipment., • Repairs and maintains the mechanical systems on a 24-hour basis., • Makes necessary plumbing, electrical, carpentry, and plastering repairs and improvements., • Prepares surfaces for painting and does both interior and exterior painting as needed., • Corrects all areas of non-compliance with regulatory authorities., • Is responsible for the upkeep and maintenance of all equipment and appliances, including refrigeration, vehicles, swimming pool, lawn and garden equipment, power tools, etc., • Grounds keeping duties: Maintains grounds year-round and oversees all roadways and walkways to guarantee accessibility and safety, especially during rain and snowstorms. Keeps grounds free of trash and debris. Performs landscaping duties, as needed., • Moves and assembles furniture for offices and living quarters., • Runs errands for business directly related to Northern Home., • Ensures compliance with all fire, safety, and sanitation regulations and other licensing and code requirements., • Conducts frequent safety checks, fire drills, and inspections of facility and equipment and records findings., • Assures that all activities, including logs and paperwork related to the buildings, equipment, and grounds-keeping functions, are performed according to Agency standards., • May attend monthly Safety Committee meetings as the official representative of the maintenance department on a rotating basis. Attends other meetings and training sessions, as required., • Promotes, creates, allows, and assures effective communication among the staff from the various departments, • Ability to communicate and interact with all staff and residents., • Ability to repeatedly lift 50 pounds throughout the day., • Ability to climb ladders and walk roofs., • Ability to read and understand regulatory policies, including fire, safety, and sanitation regulations., • Knowledge of building trades, including plumbing, HVAC, electrical, carpentry, painting, and plastering., • Ability to organize and deal with details., • Ability to understand and follow directions., • Ability to work independently and cooperatively as part of a team., • Ability to manage work-related stress., • Ability to define problems, collect data, and draw valid conclusions., • Education: Minimum High School Diploma or equivalent; Vo-tech or Tech school certificate., • Experience: Vo-tech or Tech school certificate plus two years’ experience in building and equipment maintenance, construction, or a related field., • Availability: Must be available nights, weekends, holidays, and for emergencies and special projects as needed, • Transportation: Must have access to reliable transportation, • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
