As a Corporate Business Analyst for Aperture Hotels, you’ll assist the Director of Business Development with underwriting new deals, preparing budgets, analyzing performance, and maintaining key business data. Our benefits include: • Employer Matching 401K Retirement Plan, • Medical Insurance, • Dental Insurance, • Vision Insurance, • FREE life insurance, • Vacation Pay, • Holiday Pay, • EAP This role supports the growth initiatives by contributing to all aspects of hotel underwriting, including but not limited to conducting market research and feasibility analysis, creating pro forma hotel projections, and performing return analyses, as well as creating presentations (including internal and external investment memoranda), and ad hoc reports and analysis. You will also support the operations team by ensuring the optimization of complex processes and systems and delivering business analytics to promote operations performance improvement. Your responsibilities will include: • Assist in the production of investment underwriting models examining opportunities in all hotel types, • Create pro forma projections for new business opportunities. This function requires a general understanding of hotel operating metrics (ADR, OCC, and RevPAR) and a basic knowledge of the profit and loss statement (Revenues, Expenses, GOP, NOI), • Generate return analyses for potential investments (acquisitions, joint ventures, mezzanine loans, guarantees, key money, etc.). This function requires a basic understanding of financial principles (time value of money, risk adjusted discount rates) and a working knowledge of key metrics (IRR), • Conduct market research to support key assumptions. This function requires the analysis of historical and competitive market data, the assessment of room supply and demand generators, and the consideration of comparable transactions in the marketplace, • Analyze performance of all major transactions and explain significant variances to underwriting, • Utilize Accounting systems, Business Intelligence, CRM, CoStar, and other hospitality-specific applications. NetSuite, Pipedrive, CoStar, and Fairmas experience preferred but not required., • Complete special projects and ad hoc analyses for various departments, • Uncover value-add and operational improvement opportunities in targeted hotel investments, • Participate in Due Diligence and transitions for acquisition, management, and consulting projects, • With assistance of Accounting Team, facilitate the gathering of data and migration for property transitions, • Assist in annual operating plan/budget process and presentation to ownership and investment groups, • Develop statistical, graphical, and narrative reports justifying work unit reorganization or position restructuring to improve system effectiveness and efficiency, • Conduct field studies and data collection efforts in support of sophisticated modeling and analysis and communicate results and recommendations to senior leadership through verbal presentations and written reports, • Create operational reports for hotel owners, asset managers, and other stakeholders, • Respond to Requests for Proposals (RFP’s) regarding new project opportunities, • Travel and tour prospective hotels and markets to gain insight into positioning and competitive landscape, • Create compelling and creative business plans for various new business opportunities, • Assist Accounting Team during transition process to originate local & state licensing & permitting, • Interact with asset managers, investors, and brands and instill confidence in our partners, • Apply business operations techniques (e.g., statistics, simulation, forecasting, optimization) to solve complex business problems, • Provide recommendations for staffing and business forecasts, • Identifies system design problems that contribute to human errors and then identifies alternative systems and processes to mitigate errors, • Perform other duties as assigned. Compensation based on education and experience.
