Job DescriptionDescription: JOB DESCRIPTION – MAINTENANCE SUPERVISOR Position: Maintenance Supervisor Reports to: Property Manager/Director of Property Management Responsibilities: The maintenance supervisor is responsible for managing the maintenance staff and assisting with the overall maintenance of the property. This position includes but is not limited to the following list of specific tasks: • Manage the day-to-day operations of the site., • Review and assign work orders, make ready units and custodial tasks to appropriate staff., • Schedule and oversee all contract work such as painting, exterminating, landscaping, HVAC, roofing, masonry, concrete, etc., • Participate in maintenance projects. Projects can include: light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits; light plumbing work such as clear stoppages, replace fittings; carpentry work such as fitting doors, replace and build shelves, clean, strip & wax floors., • Complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work., • Comply with Fair Share Housing Development’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, complete required training on safety related laws and requirements, and by reporting accidents and incidents promptly and accurately., • Train, supervise and evaluate subordinate employees., • Oversee and be responsible for stock/inventory control and utilization of maintenance materials and equipment., • Assist the property manager and/or leasing agent in scheduling and completing annual apartment inspections by assigning tasks to appropriate personnel., • Assist in apartment move-in and move-out inspections., • Keep accurate records regarding preventive maintenance, work orders, apartment turnovers, annual inspections, inventories and purchase orders., • Ensure the overall maintenance and cleanliness of the Management Building and other common areas is completed daily., • Periodically inspect all units, buildings and common areas with the property manager and/or leasing agent using the FSHD standard Loss Control Site/Safety Form., • Ensure storage areas and entrances are locked and adequate lighting in those areas is maintained., • Manage and participate in on-call emergency schedule for evening, weekend and holiday coverage, trash removal (Northgate location) and snow removal., • Manage and track time off schedules for maintenance and custodial staff and ensure proper coverage is available., • Train and/or provide maintenance guidance to your team. Requirements: Qualifications: Incumbents must be able to: Stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas, work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, valid driver's license and work a flexible schedule which includes taking “emergency calls” during evenings, weekends and holidays. High school diploma, GED or related experience and/or training in maintenance and supervisory experience. Practice proper safety techniques in accordance with company policies and procedures. Working knowledge in plumbing, electrical, carpentry and landscaping maintenance. Have knowledge regarding water and gas meter shut offs, all apartment and fixture shut offs, sewer clean outs and post site map of same. Properly utilize hand-held tools and equipment. Have constant knowledge regarding contracts and suppliers and their services and goods. Follow established procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to areas of responsibility and reporting violations or infractions to appropriate individual(s). Must have computer skills. Must be able to supervise and motivate your team. Must be able to direct/implement the maintenance program of the entire property. Must have a valid driver's license (NJ or PA preferred). Must be able to answer and respond to after-hours emergency calls. Pass a pre-employment background screening.

This position is also responsible for supporting the Facilities Manager with procurement and management of supplies, including but not limited to documentation and reporting. The Custodial Engineer will ensure that proper procedures, and protocols, are used according to SELF’s general upkeep of property/assets, including buildings, vehicles, tools, and supplies inventory related to janitorial, environmental, and minor maintenance needs. Shift: Typically 9 AM - 5 PM (Varies According to Organizational Needs).Status: Full-Time - (Non-Exempt).Reports To: Facilities Manager.Direct Reports: No. Key Duties and Responsibilities: • Responsible for conducting daily rounds and comprehensive upkeep of the entire facility(s), including identifying areas to be cleaned and repaired and reporting findings to the Facilities Manager., • Responsible for using proper methods and materials in cleaning and caring for buildings and equipment., • Responsible for maintaining a safe physical environment which includes using floor signs when cleaning the floor, inspecting the fire extinguishers, smoke detectors, carbon monoxide detectors, exit signs, and ceiling lights to ensure they are working correctly, and promptly reporting findings to the Facilities Manager, and Program Director or Assistant Program Director., • Responsible for cleaning inside the building and the outside parking lot., • Responsible for following policy and procedure for rodent and insect invasion., • Mop/scrub floors, wax/polish floor and furniture, dust furniture, clean/polish brass, clean lavatories and replace lavatory supplies, and dispose of all waste materials., • Responsible for cutting grass, trimming hedges, shoveling snow, sweeping and cleaning walks, and keeping outside premises orderly., • Responsible for the operation and care of vacuum cleaners, scrubbing machines, polishing machines, and other janitorial equipment, and making simple repairs to janitorial equipment., • Responsible for maintaining inventory of all furniture, equipment, linen, supplies, etc., and submitting updates as required., • Exercise care in the use of cleaning materials for different types of building surfaces., • Responsible for attending scheduled and unscheduled staff and departmental meetings, supervision, and Community Meetings and training as directed., • Performs related work as required. Education and Qualifications: • High School Diploma or GED equivalent plus two (2) years of training and/or experience in various janitorial, environmental, and minor maintenance services., • Documented experience working in organizations with multiple facilities/properties., • Must have a valid driver’s license and clean motor vehicle record., • Must possess strong verbal and written communication skills., • Professional efficiency with Microsoft Office Suite. Knowledge, Skills, and Ability: • Ability to understand and follow verbal and written instructions., • Ability to lift and carry up to 50 pounds., • Ability to squat, twist, bend, and kneel while using tools and performing maintenance tasks., • Ability to climb ladders and work from heights., • Knowledge of the methods, techniques, and materials used in custodial work., • Knowledge of operating, caring for, and storing custodial equipment and supplies.
