Estates Surveyor Location: Southampton Pay Rate: £24.26 per hour (PAYE) or £31.13 per hour (Umbrella) Contract: Temporary Seven Resourcing are currently recruiting for an experienced Estates Surveyor to join a busy Capital Assets team in Southampton. This is an excellent opportunity for a qualified RICS Surveyor with strong experience in estate management, asset management, property valuation, and regeneration projects within a local authority or public sector setting. This role will play a key part in supporting the management and enhancement of a diverse commercial and residential property portfolio, helping to maximise income, generate capital receipts, and support regeneration and development across the city. The Role As an Estates Surveyor, you will: • Provide professional estate management and valuation advice across commercial and residential property portfolios, • Support leasing, acquisitions, disposals, rent reviews, lease renewals and property negotiations, • Undertake property valuations for capital accounting, rental, sale, development appraisals and statutory purposes, • Act as project lead on estates-related projects (revenue up to £50k p.a. or capital up to £500k), • Manage landlord and tenant matters including alterations, assignments and sub-lettings, • Support regeneration schemes and property development initiatives, • Assist in improving revenue streams and identifying surplus assets for disposal, • Work closely with internal departments including Regeneration, Housing, Education and Highways, • Ensure compliance with RICS best practice and professional standards Key Responsibilities Estate & Asset Management • Manage income, service charges, compliance and repair activities, • Deliver effective asset management strategies, • Support property acquisitions, including potential use of Compulsory Purchase Powers, • Support management of commercial portfolio expenditure budgets, • Oversee capital and revenue budgets where acting as project lead, • Maintain RICS membership and adhere to all professional codes of conduct, • Complete and evidence Continuing Professional Development (CPD) Essential Qualifications • Degree level education, • Proven experience in estate management, asset management and property valuation, • Experience managing commercial and/or residential property portfolios, • Knowledge of landlord and tenant legislation and property transactions, • Strong understanding of risk management and Health & Safety legislation, • Experience managing budgets and delivering value for money, • Ability to build effective relationships with internal teams, tenants and external professionals Join Seven Resourcing and benefit from over a decade of expertise in connecting professionals with exciting career opportunities.
