LETTINGS NEGOTIATORLuton \n \n Salary: £18,000 – £20,000 Basic Salary + Commission \n OTE: £26,000 – £28,000 \n Full UK Driving Licence & Own Car Essential \n The Opportunity \n An exciting opportunity has arisen for a Lettings Negotiator to join a busy and successful property business in Luton. \n This is an ideal opportunity for someone with previous lettings or estate agency experience who is looking to develop their career within a professional, customer-focused environment. \n You will work closely with the Lettings Manager and wider team, supporting the day-to-day lettings operation and providing an exceptional level of service to landlords, tenants and contractors. \n The role offers a basic salary of £18,000–£20,000, plus commission, with an OTE of £26,000–£28,000. \n Key Responsibilities \n\n • Handling telephone enquiries professionally and efficiently.\n, • Registering applicants and maintaining accurate records.\n, • Matching prospective tenants to suitable properties.\n, • Arranging and conducting property viewings.\n, • Providing regular feedback to landlords.\n, • Negotiating rental offers between landlords and prospective tenants.\n, • Preparing and processing letting offers.\n, • Carrying out referencing, credit checks and relevant background checks.\n, • Obtaining and checking required identification and Right to Rent documentation.\n, • Preparing tenancy agreements and associated paperwork.\n, • Keeping tenants informed throughout the lettings process.\n, • Liaising with landlords, tenants and contractors.\n, • Arranging pre-tenancy works and ensuring properties are ready for check-in.\n, • Coordinating relevant compliance documentation, including gas safety, EICR and Legionella requirements.\n, • Assisting with check-ins and ensuring property files are accurately maintained.\n, • Booking rental valuations and adding new properties to the relevant systems.\n, • Adding and updating property details on internal systems and portals.\n, • Managing property boards.\n, • Assisting with property management enquiries, inspections and welfare checks where required.\n, • Promoting additional services and products where appropriate.\n, • Supporting the wider branch team and contributing to the overall success of the office.\n, • Requesting and encouraging positive reviews from landlords, tenants and contractors.\n, • Maintaining excellent communication and customer service standards at all times.\n\n The Ideal Candidate \n We are looking for an enthusiastic and motivated individual who is keen to build a successful career within lettings. \n You will ideally have: \n\n • Previous experience within lettings or estate agency.\n, • Excellent communication and interpersonal skills.\n, • A professional, friendly and confident manner.\n, • Strong organisational skills and excellent attention to detail.\n, • Good numerical and administrative ability.\n, • The ability to work independently and use your own initiative.\n, • Excellent time management skills.\n, • A strong customer-service focus.\n, • The ability to build positive relationships with landlords, tenants and colleagues.\n, • A proactive and positive approach to achieving results.\n, • The ability to work effectively as part of a team.\n, • A genuine interest in developing a long-term career within the property industry.\n\n What's on Offer? \n\n • £18,000 – £20,000 Basic Salary\n, • Commission structure\n, • £26,000 – £28,000 OTE\n, • Opportunity to develop your career within the property industry\n, • Professional and supportive working environment\n, • Excellent opportunity to gain further experience across lettings and property management\n, • Career progression opportunities for the right individual\n\n Full UK driving licence and access to your own car is essential for this position.
