WHY THIS ROLE This isn't a box-checking compliance job. As the day-to-day leader of BankSouth Mortgage's compliance program, you'll have a meaningful impact — shaping policy, advising senior leadership, presenting to the Board, and building a compliance culture across a fast-moving mortgage operation. You'll operate independently under a risk-based approach, report directly to the Chief Compliance and Risk Officer, chair the Mortgage Compliance Committee, and manage a team alongside the Compliance Manager. WHAT YOU'LL DO Compliance Management System • Build, maintain, and evolve CMS policies and procedures to prevent illegal, unethical, or improper conduct., • Run day-to-day CMS operations — continuously monitor performance and drive improvements in efficiency and effectiveness., • Proactively identify compliance vulnerabilities and risks; develop corrective action plans, report testing results to senior management, and provide compliance risk guidance., • Monitor business processes and HMDA data to identify fair lending issues; recommend changes to programs and processes as needed., • Coordinate fair lending analyses using nContracts and other tools., • Manage the full HMDA lifecycle — system setup, file testing, corrections, and timely filing. Oversee quarterly data reviews, investigate discrepancies, and implement LOS enhancements to improve data integrity., • Serve as the subject matter expert on compliance for all marketing channels — social media, email, website, print, and co-marketing., • Review marketing content for accuracy, clarity, and required disclaimers., • Ensure compliance with UDAAP, TILA, RESPA, CAN-SPAM, Fair Lending, Privacy, and FCRA in all marketing and advertising., • Oversee LEP advertising, joint marketing, and lead purchase compliance., • Serve as the mortgage company's point person for suspicious activity reviews; conduct initial reviews and escalate to the BSA Officer., • Stay current on fraud trends and proactively train staff., • Manage the compliance training program: set the annual calendar based on risk and regulatory requirements, create and evaluate content, and enforce completion deadlines., • Serve as the primary contact for regulators and auditors; coordinate documentation gathering and fulfillment of all requests., • Chair the BankSouth Mortgage Compliance Committee, including agenda and minutes preparation., • Serve on the CRA Committee, Secondary Marketing Risk Management Committee, and New Products Committee., • Participate in Quality Control meetings to review compliance defects and identify systemic issues requiring corrective action., • Manage, evaluate, train, and retain Compliance department personnel; share oversight of two direct reports., • Serve as the go-to resource for employee compliance questions — disclosures (TRID, e-sign, borrower-facing documents), regulatory interpretation, and day-to-day guidance., • Partner with management across the organization to guide compliance policy decisions; collaborate cross-departmentally to address and resolve issues., • Oversee complaint management — ensure timely responses, review logs for completeness, and personally handle fair lending, compliance, and high-risk complaints., • Ensure loan originator compensation procedures comply with regulations, including drafting/reviewing compensation agreement language and advising on permissible structures. Coordinate with legal counsel as needed., • Oversee CRA services data collection for the mortgage company., • Conduct or coordinate reviews to monitor compliance., • Perform other duties as assigned. WHAT YOU BRING Experience & Education • Bachelor's degree or equivalent, plus relevant mortgage industry experience., • Minimum 5 years of compliance experience with at least 2 years in mortgage lending — OR — minimum 5 years of mortgage banking experience with at least 2 years in a compliance role., • Encompass LOS — Proficient in navigation, custom pipelines/reports, eFolder, and resolving compliance-related LOS issues (points & fees calculations, Mavent results)., • Microsoft Excel — Advanced skills including formulas, filtering, VLOOKUPs, and charts for data analysis., • AI Proficiency — Ability to leverage AI tools strategically to improve efficiency, streamline workflows, and enhance compliance work product., • Systems & Technology — High-level understanding of how data flows between platforms and how system configurations impact compliance outcomes., • Adaptability — Demonstrated ability to quickly learn new software, systems, and technologies., • Strong understanding of how CMS components — policies, training, monitoring, complaints, and audit coordination — work together as an integrated program., • TRID (TILA-RESPA Integrated Disclosure), • ECOA / Fair Lending, • HMDA, • HOEPA / HPML, • RESPA, • SAFE Act, • Flood Insurance, • Privacy (GLBA), • ATR / Qualified Mortgage, • CRA, • UDAAP, • CAN-SPAM, • FCRA, • Proven leadership in a fast-paced, deadline-driven environment with the ability to juggle multiple priorities based on risk and urgency., • Thorough understanding of mortgage banking processes, controls, and operations., • Openness to rethinking existing processes and a creative approach to building more efficient compliance workflows., • Proven ability to lead projects and initiatives to planned results.
