Job Description We are seeking a reliable and hands-on Maintenance Technician / New Construction Liaison to join our team! This vital position will assist the Onsite Manager in overseeing the maintenance and repair of all Association property, ensuring the smooth operation of amenities and infrastructure. The role will also play a key part in supporting new construction activities, ensuring compliance with builder requirements, and managing ongoing projects. Key Responsibilities: Maintenance Operations and Administration: • Oversee vendor contracts for maintenance of Association assets, including parks, trails, sports courts, pools, fences, landscaping, irrigation, buildings, lakes, fountains, and lighting., • Assist the Onsite Manager in implementing service contracts, including contractor qualification, bid development, solicitation, and performance evaluation., • Conduct periodic inspections of common areas to ensure contractual obligations and standards are met., • Prepare and maintain reports on landscaping, hardscape projects, pools, fencing, irrigation repairs, and water usage., • Support enhancement projects and capital improvements, coordinating tasks with vendors., • Use the CMA Work Order Program to communicate maintenance issues to vendors., • Assist with contract management and invoice reconciliation., • Attend Association meetings and assist with special events as needed., • Oversee the cleaning and maintenance of pavilions, playgrounds, sports courts, and parking lots., • Ensure cleaning supplies and pool chemicals are stored safely and compliant with regulations., • Perform minor repairs and ensure the cleanliness of equipment and furnishings., • Inspect dumpsters, playground sand/mulch, and other areas seasonally., • Manage landscape and irrigation vendors, overseeing their work., • Assess and plan for turf, bed, tree, and other landscaping repairs or replacements., • Address homeowner inquiries related to irrigation and coordinate repairs with vendors., • Conduct preventative maintenance on monument signs, fences, gates, equipment, buildings, lakes, fountains, lighting, parks, and trails., • Perform weekly inspections of water features and maintain pump vaults and perform minor repairs., • Inspect and maintain landscape and common area lighting., • Act as the liaison between Wimberley Estate Builders and the Onsite Manager., • Review construction plans, plats, and applications for completeness, schedule pre-construction meetings, and ensure compliance with governing documents., • Conduct weekly site inspections, reporting any construction issues to owners and builders. Education & Experience: • High school diploma or GED., • At least 2 years of relevant experience in property maintenance, construction liaison, or a similar field., • Knowledge of playground equipment, plumbing, electrical systems, minor roofing, carpentry, and pool equipment., • Job Knowledge: Strong understanding of maintenance operations, vendor management, and new construction processes., • Customer Service: Ability to interact effectively with property owners, vendors, and builders., • Problem Solving: Strong analytical skills to identify and resolve issues in a timely manner., • Communication: Clear verbal and written communication skills; ability to keep others informed and document maintenance reports., • Ability to lift up to 15 pounds regularly and up to 100 pounds occasionally., • Ability to climb ladders and perform repairs in varying weather conditions., • Certifications related to pool maintenance, water features, plumbing, electrical systems, and/or fountain operation are a plus., • Must have a personal vehicle with insurance and a small toolbox with hand tools.
