Job DescriptionProject Manager- Land Development (Sitework) Project Manager - Land Development (Sitework) Position Overview We are seeking an experienced Project Manager specializing in Land Development and Sitework to lead site design, permitting, construction coordination, and client relations for residential, commercial, and public infrastructure projects. The Project Manager will oversee multidisciplinary teams, manage budgets and schedules, ensure regulatory compliance, and drive successful delivery of sitework projects from planning through closeout. Candidates must have strong expertise in land development and sitework; a broad set of civil/site engineering and construction management skills is highly desirable. Key Responsibilities • Lead project planning, scoping, and execution for land development and sitework projects, ensuring projects meet schedule, budget, quality, and safety objectives., • Serve as primary client contact and coordinate with owners, developers, engineers, consultants, contractors, and regulatory agencies throughout project lifecycle., • Manage and mentor project teams, including engineers, designers, inspectors, and support staff; assign tasks, review deliverables, and ensure alignment with project goals., • Develop and maintain project schedules, budgets, cost forecasts, and resource plans; monitor progress and implement corrective actions as needed., • Oversee production and QA/QC review of engineering deliverables such as grading plans, stormwater management designs, drainage and sewer plans, roadway and utility plans, and construction documents., • Coordinate permitting and entitlement efforts, prepare submittals to local, state, and federal agencies (including NPDES, environmental and wetlands permits), and track approval timelines., • Manage construction administration activities including contractor coordination, site inspection, RFI and change order management, pay applications review, and as-built documentation., • Ensure compliance with erosion & sediment control, SWPPP, DOT standards, local ordinances, and industry best practices during design and construction phases., • Perform or coordinate hydrology/hydraulic analyses, detention/retention design, and use of modeling tools as needed to support design decisions., • Lead bid management and procurement activities, evaluate subcontractor proposals, and support contract negotiations and administration., • Prepare technical reports, cost estimates, value engineering assessments, and presentations for stakeholders and project teams., • Maintain project records, schedules, and communication logs; facilitate regular project meetings and deliver clear status updates to clients and leadership.Qualifications, • Bachelors degree in Civil Engineering, Construction Management, or related field; PE licensure preferred., • Minimum of 5+ years of progressive experience managing land development and sitework projects; demonstrated track record delivering site design and construction projects., • Required hands-on experience in Land Development and Sitework (grading, earthwork, storm sewer, sanitary sewer, watermain, site utilities, and stormwater management)., • Proven experience with construction administration, contractor/subcontractor coordination, RFI and change order management, QA/QC, and materials testing oversight., • Strong knowledge of permitting and entitlement processes, including NPDES compliance, SWPPP implementation, and environmental permitting requirements., • Familiarity with drainage design, hydrology/hydraulic modeling, and detention/retention design; experience with HydroCAD, HEC-RAS, or HEC-HMS is a plus., • Experience with roadway design, traffic control plans, DOT standards and specifications, and utilities relocation is desirable., • Proficiency with engineering and construction software such as AutoCAD Civil 3D, MicroStation, GIS/ArcGIS, Bluebeam, MS Project (or Primavera P6), Trimble/GPS, and Revit (site coordination) preferred., • Solid skills in cost estimating, budgeting, scheduling, and use of project controls software., • Knowledge of geotechnical/soils analysis, topographic survey coordination, as-built documentation, and materials testing (concrete, asphalt, compaction) is advantageous., • Excellent communication, leadership, negotiation, and client management skills; ability to manage multiple priorities and geographically dispersed teams., • Willingness to perform periodic fieldwork, construction observation, and site meetings; valid drivers license required. - For this position, you must be currently authorized to work in the United States without the need for sponsorship for a non-immigrant visa.
