Position Overview The Lease-Up Specialist will be a crucial member of a dedicated team responsible for the initial and accelerated lease-up of our new and current conventional multifamily properties within the Vidalta Residential portfolio. This role requires a highly motivated and results-oriented individual with a proven track record in achieving rapid occupancy and establishing strong community foundations. The Lease Up Specialist will be the on-site expert in the leasing and initial leasing phases, working collaboratively with the property management team, other Lease Up team members, and various internal departments to ensure efficient and effective lease-up completion. Upon achieving stabilization, the Lease Up Specialist will transition to the next lease-up project within the Vidalta portfolio. The ideal candidate will possess a comprehensive understanding of the leasing process, exceptional sales and customer service skills, meticulous attention to detail in application and lease administration, and proficiency in property management technology. The Lease Up will be a proactive problem-solver, a strong communicator, and a dynamic leader on-site, contributing significantly to the financial success and reputation of each community. Requirements: Key Responsibilities: • Aggressively showcase, lease, and move in prospective residents to achieve and surpass established lease-up goals for new properties and occupancy targets for existing communities., • Develop a deep understanding of the local market, including competitor properties, rental rates, and trends, to strategically position our community for maximum occupancy., • Implement innovative marketing and outreach strategies to generate high-quality traffic and engagement. This includes:, • Developing and executing resident referral programs., • Conducting proactive outreach to local employers and community organizations., • Managing and optimizing online marketing campaigns (Craigslist, social media, email marketing, property websites)., • Organizing and hosting successful on-site and virtual leasing events., • Cultivate strong relationships with prospective and current residents through professional, respectful, and attentive interactions. Promptly and effectively address inquiries and feedback to build trust and encourage lease conversions and renewals., • Expertly guide prospects through lease terms, application processes, and required documentation, ensuring accuracy and timely completion., • Maintain positive and efficient communication by responding quickly and courteously to all inquiries. Proactively manage prospect engagement through consistent and impactful follow-up strategies (calls, emails, personalized visits), adhering to Vidalta’s guidelines., • Conduct regular property inspections to ensure the community and model units are in impeccable condition, highlighting key features and benefits to prospective residents., • Ensure accurate and timely processing of applications, lease agreements, and related documentation., • Plan, organize, and execute resident events and initiatives (as needed and directed) to foster a strong sense of community and encourage positive word-of-mouth referrals, particularly crucial during the initial lease-up., • Embrace Core Principles: Embody and champion our foundational principles—Be A High Performer, Have A Growth Mindset, Be A Team Player, Be A Service Star, and Do The Right Thing—in every facet of this role. Your actions and decisions will directly reflect these values, contributing to a culture of excellence, continuous improvement, collaboration, exceptional service, and unwavering integrity., • High School diploma or equivalent required., • A minimum of 2+ years of proven and successful lease-up experience in conventional multifamily properties is required., • Bilingual (English and Spanish) a plus., • Expert knowledge of effective lease-up strategies and techniques., • Proficient in Microsoft Office Suite (Excel, Word, etc.)., • Advanced experience with property management software (e.g., OneSite, RealPage, Knock, etc.) and others systems for lead management and tracking., • Exceptional sales, negotiation, and closing skills with a proven ability to convert prospects quickly., • Superior customer service and relationship-building skills., • Highly organized, detail-oriented, and able to manage multiple priorities in a fast-paced environment., • Excellent verbal and written communication skills., • Strong problem-solving and decision-making abilities., • Self-motivated, proactive, and able to work independently with minimal supervision., • Familiarity with fair housing laws and regulations., • Ability to work effectively both independently and collaboratively within a team., • Competitive Medical, Dental, Vision, and Life insurance benefits., • Paid Time Off (PTO) starts accruing for new hires immediately.
