Over the last 20 years, we have acquired, developed, and operated over 100 full-service marinas which include retail spaces, office buildings, resorts, hotels, and restaurants in the United States and the Caribbean. The Junior Construction Project Manager provides operational and managerial support to the construction department project delivery and is responsible for coordinating with Project Managers on their project budgets, and schedules, establishing project definition, permitting, costs and approvals with the properties. This position serves as a key internal hub for connecting the construction department to consultants, properties, and AHJs (Authorities Having Jurisdiction). Success in the Junior Project Manager role requires a practical, efficient, and task-oriented workstyle. DUTIES AND RESPONSIBILITIES: • Provide managerial oversight for construction projects, • Assist in pre-construction services such as estimating, project planning, professional reporting, cost updating, and cost reporting, • Build rapport and trust consistently with various parties including trade partners, governing entities, and property level team members, • Participate in scope review and project declaration, • Provide assessments of property conditions in sight of preservation hierarchy, • Track accountability for daily reporting of trade partners, • Create, update, and maintain schedule of projects, tasks, and associated duties regularly including PSR (Project Status Report), • All other duties as assigned EDUCATION AND EXPERIENCE: • Bachelor’s degree in related field or equivalent experience is required, • Must have one to three (1-3) years of progressive construction industry experience preferably in a Project Administrator or Project Engineer function, • Must have pricing knowledge as it relates to project plans, budgets, and costs, • Working experience in simple PDF or DWG sketches and plans production capabilities, • Must be strong in construction accounting, budgeting, and report creation, • Must have a positive attitude and the ability to communicate proficiently and professionally with various levels of internal and external stakeholders, • Must be creative with PowerPoint presentations and submittal packages, • Must have a working proficiency with Microsoft Office products to include Outlook, Excel, Word, and PowerPoint, • Must have excellent presentation, facilitation, and general computer skills, • Must demonstrate proactive and self-sufficient characteristics on a consistent basis, • Intermediate Autocad skills are preferred, • Must be able to complete a background check deemed acceptable by the Company, • Must have a strong ability to develop partnerships with all levels of personnel, • Must have the ability to work independently to achieve goals and targets, • Must be a team player who can succeed through collaboration and working with other internal and external organizations, • Must have the ability to adjust to changing priorities while maintaining a positive, can-do attitude, • Must have the ability to work calmly under pressure and manage ambiguity, • Must have high hospitality-forward standards, a high level of accuracy, and a keen eye for detail WORKING CONDITIONS/PHYSICAL REQUIREMENTS: • This individual primarily works in an office setting seated at a desk for extended periods of time, • Must be able to independently lift, carry, push, and pull up to thirty (30) pounds, • Must be able to travel as directed to properly provide guidance, and Suntex corporate strategy to trade partners on construction related projects and developments, • Must possess a valid driver's license as the individual is required to drive on behalf of the Company to visit various site locations as needed, • This individual may visit site locations in a marina environment and must be able to swim or be willing to wear a personal floatation device, • Must be able to perform simple grasping, fine manipulation, and repetitive hand and arm movements, and squeezing and overhead reaching occasionally, • Must be able to bend, squat, crawl, kneel, push, pull, and walk on various terrains and uneven surfaces on an occasional basis, • Must be able to walk outside in a variety of weather conditions to include rain, wind, heat, sleet, snow, and extreme heat or cold for extended periods of time, • Must be able to operate general computer equipment to include a laptop, keyboard, mouse, and cellular or desk phone, • Must be able to use eyes for the purpose of viewing computer monitors or mobile or handheld devices and analyzing data to include specific vision capabilities required including vision, color vision, depth perception, and ability to adjust focus, • Must be able to efficiently use ears for the purpose of listening to and analyzing data audibly in order to effectively communicate with various parties, • This team member is regularly required to sit, stand, or walk and talk or hear by giving or receiving in-depth instructions, • Must be able to express oneself and effectively convey directions and clear instructions to a team or group of individuals
