Job Description Job Summary: We are seeking a highly organized and proactive Facility Manager to oversee the operations and infrastructure of companies (20 plus) off premise catering kitchens in the US and Mexico. The ideal candidate will be responsible for managing facility leases, ensuring all business licenses and permits are up to date, coordinating equipment purchasing, overseeing renovations, and managing new kitchen build-outs in collaboration with general contractors and realtors. This role is critical to ensuring that all kitchen facilities operate efficiently, safely, and in compliance with local regulations. Responsibilities and Associated Duties: Under the direction of the company and direct report, Facility Manager will provide leadership and guidance throughout construction/building process, including site selection, lease negotiations, floor plans, equipment procurement and GC selection renovation and bidding process. The Facility Manager will work with the company to manage existing facilities and operations with cap X support operations with annual budgets. The Facility Manager is responsible to obtain project and trade proposals, hire qualified construction trades and set deadlines for each phase of construction. The Facility Manager will attend projects onsite to launch trades and access for specific periods of time and conduct periodic site visits to track progress and verify that trades and workers are maintaining construction schedules, a safe environment to conduct their duties and are working efficiently based on design/drawings to maintain budget and capital spend budgets Specific Duties Facility & Lease Management: • Oversee the day-to-day operational maintenance of 20 kitchen facilities (Refrigeration repairs, Major kitchen equipment, HVAC, etc), • Manage and negotiate lease agreements and renewals in collaboration with legal or real estate partners., • Maintain accurate lease documentation and track key dates (e.g., renewals, new leases, rent escalations, expirations)., • Secure service contracts for HVAC, hood maintenance and cleaning, pest control and refrigerationLicensing & Compliance, • Ensure all locations maintain up-to-date business licenses, health permits, and fire/safety certifications., • Serve as the point of contact for regulatory inspections and coordinate responses to violations or citations., • Maintain an organized database of all compliance documents and renewal schedules.Procurement & Equipment, • Oversee the sourcing, purchasing, and installation of kitchen equipment and infrastructure., • Develop and manage vendor relationships to ensure cost-effective procurement and service agreements., • Coordinate preventive maintenance schedules and service requests for all kitchen equipment.Renovations & Build-Outs, • Lead facility improvement projects including remodeling, renovations, and space reconfigurations., • Manage all aspects of new kitchen build-outs: site assessments, design collaboration, permitting, budgeting, and execution., • Work closely with architects, engineers, and general contractors to ensure project timelines and specifications are met., • Monitor construction progress and report regularly to leadership on status, risks, and cost control.Budgeting & Reporting, • Develop and manage annual budgets for facility operations and capital expenditures., • Track and report on KPIs related to maintenance, capital projects, and facility utilization., • Bachelor’s degree in Facilities Management, Construction Management, Business Administration, or a related field., • Minimum of 10 years of experience in multi-site facility management, preferably within the foodservice, hotel, supermarket or hospitality industry., • Strong knowledge of lease negotiations, building codes, health & safety regulations., • Proven experience managing construction or renovation projects., • Excellent vendor and contractor management skills., • Strong project management and organizational skills., • Proficiency in Microsoft Office Suite and project management tools (e.g., Asana, Trello, MS Project)., • Valid driver's license and ability to travel between locations as needed., • Ability to travel and stay within company budget for expense reporting, • Annual Performance Review- success will be measured using results of the Annual Performance Review, which are conducted prior to each new Fiscal Year - to include Specific Job Responsibilities Performance and our Core Performance Goals: • Project Designed, Managed On -Time & On-Budget, • Professional Integrity & Accountability in All Project Interactions, Actions & Activities, • Entrepreneurial Spirit in Building Brand Equity & Value, • Teamwork Commitment to Support Operations, Finance & Brand Mission, • Candidate must be able to travel in accordance with the current ACW Travel Policy. Preferred Skills: • Knowledge of commercial kitchen equipment and infrastructure (HVAC, plumbing, electrical)., • Familiarity with permitting and licensing processes in foodservice or retail environments., • Tampa, FL Base or Dallas, TX Base and on-site supervision of kitchens (50% travel first year them 25% there after) and build-out locations., • Trade certification, or business degree in construction/management required., • Current Project Management or Construction Management Certificate preferred., • Demonstrated ability to carry out initiatives and follow through as well as work well with others in a team-driven, fast-paced environment is essential., • Must be energetic, enthusiastic, creative, and highly motivated to assist in design and management of projects and compliance., • Prior hospitality/food design-build experience preferred., • The Facility Manager must have an excellent driving record and be able to pass a security clearance and pre-employment and random drug and alcohol screenings. LANGUAGE SKILLS Ability to read and interpret documents such as construction documents, CAD drawings, safety rules, operating and maintenance instructions, and equipment and procedure manuals. Spanish speaking a plus. REASONING ABILITY Proficient in critical thinking, with the ability to assess information, identify patterns and draw logical conclusions. Ability to carry out instructions furnished in written, oral, or diagram form to achieve optimal outcomes. The employee is required to stand and walk. The employee must lift and/or move up to 40 pounds.
