Job Description Property Manager About Mobile Loaves & Fishes Mobile Loaves & Fishes (MLF) is a social outreach ministry that has been empowering communities into a lifestyle of service with the homeless since 1998. Founded in Austin, Texas, the organization serves its homeless neighbors through three core programs: Truck Ministry, Community First! Village, and Community Works. Often referred to as the most talked about neighborhood in Austin, Community First! Village is a 51-acre master planned development that provides affordable, permanent housing and a supportive community for men and women coming out of chronic homelessness. We are now embarking on a new phase of community expansion, adding more than 1400 new neighbors over the next 5-10 years. About the Role At Community First! Village (CFV), the Neighbor Care Team has the privilege of walking alongside our "neighbors," providing opportunities for them to settle, cultivate, and care for themselves and others in this unique community, home to individuals who have experienced chronic homelessness. As a leader within the Neighbor Care Team, the Property Manager will collaborate with senior leadership and fellow Property Managers to oversee daily operations and drive the success of CFV. This role requires a balance of strong property management expertise, knowledge of state and affordable housing regulations, and a deep commitment to serving our neighbors with professionalism and respect. The Property Manager will lead and inspire the team that oversees and is responsible for maintaining the physical and financial health of the property while fostering a safe, inclusive, and supportive community for our neighbors. This is a full-time, exempt position reporting to the Senior Director of Neighbor Care. Due to the nature and requirements of the position, the hours are generally Monday through Friday, 8:30 am - 5:30 pm. Some nights and weekends may be required, as well as rotating "on-call" duties. The Property Manager will office at Community First! Village located at 9301 Hog Eye Road, Austin, TX 78724. Duties & Responsibilities • Property Operations, • Assist in overseeing daily property operations, ensuring the property is well-maintained, clean, and compliant with all safety and housing standards., • Maintain a positive living environment for neighbors through prompt conflict resolution and consistent follow up., • Establish and enforce fire, life, and safety policies., • Stay informed on industry best practices to maintain high property management standards., • Neighbor Relations, • Promote a welcoming community atmosphere at CFV., • Ensure prompt and professional response to neighbors' inquiries, concerns, and complaints., • Enforce lease terms and community rules with empathy and fairness, while promoting long-term housing stability., • Financial Management, • Oversee rent collection and manage delinquency procedures., • Prepare the annual property management budget and ensure adherence., • Prepare monthly financial reports and provide oversight of team budget., • Compliance and Reporting, • Oversee that neighbor files are accurate, up-to-date, and documented as needed., • Ensure compliance with voucher, affordable housing, and tax credit programs requirements., • Assist in ensuring CFV is in full compliance with all local, state, and federal housing regulations., • Team Management and Leadership, • Assist in leading the Property Management Team under a philosophy of operational excellence, with a heightened focus on culture, process development, project management, accountability, and service excellence., • Supervise and inspire a culture of teamwork and accountability., • Partner with Neighbor Care leadership to strengthen the team's ability to support a rapidly scaling organization., • Other Duties & Responsibilities as needed. As an organization, we strive to reflect this precept in our communications, both internally and externally., • Commitment to serving those who have experienced homelessness and personal alignment with MLF's vision, mission, core values, and goals., • 5+ years of property management experience required, preferably in affordable or supportive housing., • 3+ years of people management experience required, with the ability to lead and inspire teams., • Certified Property Manager (CPM) or equivalent certification strongly preferred., • Experience working with vulnerable populations, including individuals transitioning from chronic homelessness., • Knowledge of Fair Housing Laws and other relevant housing regulations., • Strong analytical and problem-solving skills, with demonstrated success in managing budgets, financial reporting, and complex programs., • Proficiency in Microsoft 365 and property management software., • Highly organized and detail-oriented, with strong communication and time management skills., • Ability to manage multiple projects in a fast-paced environment and adapt to challenges creatively., • Exceptional interpersonal, verbal, and written communication skills., • A collaborative spirit with the ability to work independently and as part of a team., • Skilled in conflict resolution and fostering positive relationships., • Demonstrates integrity, excellence, and a passion for process improvement., • Must have a valid driver's license.
