Job Description Job Description Job Title: Service Manager Department: Maintenance Department Reports to: Property Manager FLSA Status: Exempt Job Summary: Reporting to the Property Manager, the Service Manager is tasked with maintaining the physical integrity of the apartment community to meet company standards and legal requirements while supervising a team. Duties include diagnosing and repairing various systems and structures including HVAC, appliances, plumbing, electrical, drywall, painting, and exterior structure repair. Supervisory Responsibilities: This role includes supervisory responsibility of the maintenance department staff. Essential Job Duties/Responsibilities: • Capability to adhere to a 24-hour on-call as needed for on-call rotation, emergency response that requires management and/or assistance to maintenance staff by phone. During on-call shifts, prompt response by telephone within 15 minutes and commencement of repair work within 30 minutes of identifying an emergency., • Availability for immediate response to snow, ice, and other on-site emergencies is required. The role entails tasks such as snow removal, snow blowing, shoveling and/or salting of exterior premises., • Establish a preventative maintenance schedule to ensure that the performance, appearance and overall standards are met., • Coordinate with Regional Facilities Manager on repairs that exceed property budget and/or qualifications to ensure proper vendors are being utilized., • Initiate, perform and/or delegate service order requests in a timely and professional manner., • Provide guidance to service team members while performing repairs and maintenance., • Prepare vacant units as needed, which include tasks such as trash removal, repairs, and cleaning., • Regularly perform inspections of vacant units to ensure they are secure, lights are off, leaks and HVAC is at acceptable levels to prevent the need for future maintenance., • Repair drywall, trim, tile, and flooring., • Complete repairs on fixtures, switches, outlets, HVAC, plumbing and appliances., • Perform routine and preventative maintenance by diagnosing repairs on property equipment., • Responsible for maintaining grounds, including common areas not limited to club house, leasing office, outdoor spaces, parking lots, walkways, pool houses, etc., • Responsible for the safety, security and chemicals of pool area (if applicable). Scheduling maintenance when needed., • Familiarize oneself with the locations of utility shut offs and cleanouts for buildings and individual apartment units., • Verify and maintain functionality of all locked doors and key sets. Maintaining the security of property by ensuring that all key sets are returned and locked., • Perform other duties as assigned by the Property Manager, Regional Facilities Manager, or other management staff. Education & Experience: High school diploma or general education degree (GED); and 2-4 years related experience and/or training; or equivalent combination of education and experience in property maintenance. Ability to speak effectively before groups of customers or employees of the organization. Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
