General Description The Assistant Superintendent supports the Superintendent in managing daily construction operations for Neighborly Constructions residential multi-family projects. This role ensures smooth coordination between subcontractors, site staff, and project managers while maintaining compliance with safety standards and project timelines. The role also encompasses financial oversight, client relations ensuring effective documentation of project budgets, estimating project timelines and fostering strong client relations. The Assistant Superintendent acts as a key liaison on-site, helping to resolve issues promptly and uphold quality standards. Supervisory Responsibilities This position has no supervisory responsibilities. Essential Duties and Responsibilities This job description is designed to provide a general overview of the expected responsibilities. It is important to note that additional duties may be assigned as required to ensure the success of both the community and the companys objectives. • Assist the Superintendent in overseeing on-site construction activities, including framing, electrical, plumbing, finishes, and punch lists., • Monitor daily work for safety, efficiency, and adherence to plans., • Coordinate material and equipment deliveries; communicate delays to the Superintendent and project team., • Support scheduling and workflow management for subcontractors and labor resources., • Track progress of assigned phases and report updates to the Superintendent., • Conduct site walks to assess safety and quality; document findings in daily reports., • Enforce OSHA and company safety regulations, including PPE compliance., • Facilitate morning briefings and assist with weekly coordination meetings., • Maintain accurate project documentation, including photos and field notes., • Coordinate with clients and outside vendors throughout the project lifecycle., • Assist the General Manager with scheduling, communications, and task tracking., • Procure mobile offices, internet connections, and necessary field technologies., • Process and track vendor invoices; collaborate with accounting on billing accuracy and approvals., • Prepare, track, and negotiate change orders in coordination with the project team., • Maintain accurate and up-to-date as-built drawings on-site., • Organize and manage preconstruction invitations to bid., • Review subcontractor proposals and assist in selection process., • Create, distribute, and track AIA documents for clients and lenders., • Coordinate with Property Management and Project Managers on Certificates of Occupancy, unit turnovers, and warranty scheduling., • Collaborate with the Superintendent to identify and resolve field issues promptly., • Produce, monitor, track, and distribute ASIs, RFIs, and Submittals., • Manage the procurement process for materials and equipment, ensuring timely delivery., • Track job costs, material deliveries, shop drawings, and other project documentation., • Manage the creation, management, and documentation of project contracts., • Perform other duties as assigned by the Superintendent or management. Education and Experience • Associate degree in Construction Management or related field (Bachelors preferred)., • Minimum 3 years of experience in construction, with at least 1 year in a assistant role., • Familiarity with multi-family residential projects preferred. Certificates, Licenses, Registrations • OSHA 30 certification (must be able to obtain within 90 days), • Project Management Professional Certification (PMP) preferred Physical Demands and Work Environment • Frequently required to stand., • Frequently required to walk., • Frequently required to sit., • Frequently required to utilize hand and finger dexterity., • Frequently required to travel to sister properties and other Neighborly functions., • Occasionally required to climb, balance, bend, stoop, kneel or crawl., • Continually required to talk or hear., • Continually Required to work on an active construction site, while sometimes operating out of the construction office., • Frequently exposed to outside weather conditions., • Occasionally exposed to bloodborne and airborne pathogens or infectious materials., • While performing the duties of this job, the noise level in the work environment is usually moderate to loud., • The employee must occasionally lift and/or move up to 50 pounds., • Specific vision abilities required by this job include close vision; distance vision; color vision; peripheral vision; depth perception and ability to adjust focus.
