Service Project Manager Role Overview The Service Project Manager is responsible for the successful delivery of end‑user, owner‑directed, and retrofit projects within occupied multi‑family environments. This role is centered on providing a white‑glove customer experience, ensuring projects are executed safely, on schedule, on budget, and with exceptional communication and accountability. Success in this position is measured by customer satisfaction, repeat business, and the commercial performance of each project. Think of the concept of leaving a space in better condition once you’re finished with it. The Service Project Manager leads project planning and execution, manages financial outcomes, coordinates with internal and external partners, and serves as the primary point of contact for property owners, asset managers, and repeat clients who expect high‑touch service and proactive management. Key Responsibilities (Including but not limited to) Project Leadership • Lead planning, execution, monitoring, and closeout of assigned retrofit, service, and owner‑directed MEP projects., • Manage work in occupied multi‑family units, ensuring tenant safety, minimal disruption, and compliance with property protocols, and ensuring the tenants have a good experience., • Oversee Project Coordinators and field teams to achieve schedule, budget, and quality objectives., • Maintain full ownership of project scope, schedule, and deliverables, ensuring alignment with client expectations and company standards., • Conduct regular project meetings with internal teams, property representatives, and end‑users to ensure clarity, accountability, and proactive issue resolution. Financial & P&L Management • Maintain project‑level budgets, track costs, and ensure profitability targets are met for all service and retrofit work., • Monitor cash flow, forecast financial performance, and implement corrective actions when needed., • Lead change order management, cost recovery, and margin improvement strategies., • Ensure all work is commercially successful for Ampam while maintaining high customer satisfaction. Client & Stakeholder Management • Serve as the primary point of contact for end‑users, property owners, asset managers, and repeat clients., • Deliver a white‑glove customer experience, including high‑frequency communication, proactive planning, and full accountability for project outcomes., • Build and maintain strong client relationships to drive repeat business and long‑term partnerships – the goal is to ensure we are retained for future work., • Coordinate with Designers, Engineers, Purchasing, and field leadership to ensure seamless project execution. Team Development & Leadership • Mentor Project Coordinators, Assistant Project Managers, and other team members involved in service and retrofit work., • Foster a culture of accountability, safety, and operational excellence., • Support recruiting, onboarding, and development of service‑focused project staff. Operational Excellence • Ensure adherence to company policies, safety procedures, and regulatory requirements, especially in occupied tenant environments., • Implement project controls, quality assurance processes, and reporting standards tailored to service and retrofit work., • Identify opportunities to improve service delivery, tenant coordination, and operational efficiency., • 5–12 years of progressive experience managing service, retrofit, or owner‑directed MEP projects., • Demonstrated ability to manage small‑to‑medium project budgets, typically $50K–$5M., • Proven track record of delivering projects on schedule, within budget, and with high customer satisfaction, gaining repeat work., • Strong understanding of MEP systems, retrofit methodologies, and the unique requirements of working in occupied multi‑family properties., • Excellent communication, customer service, negotiation, and leadership skills., • Proficiency in Microsoft Project, Procore, Bluebeam, Spectrum, and/or other construction/service management software., • Tenant TI and finish experience working in occupied spaces, • PMP, PE, DBIA, or CCM certification., • Experience working directly with property owners, asset managers, and repeat end‑user clients., • Strong network within Southern California multi‑family or property management markets., • Background in design‑build, service operations, or tenant‑occupied retrofit work., • Fluent in both spoken English and Spanish
