Job Description Job Description The Facilities Maintenance Technician maintains, repairs, and supports the safe and efficient operation of building systems and equipment. This role ensures the facility remains functional, compliant, and comfortable for all occupants by performing timely maintenance, troubleshooting issues, and supporting safety and compliance standards within a hospital environment. Responsibilities • Perform routine and preventive maintenance on HVAC, electrical, plumbing, mechanical, and general building systems to ensure reliable and efficient operation., • Troubleshoot and repair equipment failures, building infrastructure issues, and general maintenance concerns as they arise., • Monitor and operate building automation systems (BAS/BMS) and energy‑management controls to optimize performance and reduce utility consumption., • Use a computerized maintenance management system (CMMS) to receive, complete, and document work orders, inspections, repairs, and preventive maintenance activities., • Support safety and compliance by following building codes, OSHA standards, fire and life safety requirements, and internal policies., • Assist with facility inspections and coordinate with vendors and contractors, including overseeing contracted maintenance services as needed., • Respond to emergency maintenance calls and participate in on‑call rotations when required., • Perform general building maintenance tasks such as carpentry, painting, cleaning, and minor repairs to maintain a safe and presentable environment., • Maintain and service HVAC equipment, including rooftop units (RTUs), air handlers, motors, and lighting systems., • Communicate clearly and professionally with building occupants, explaining work being performed and addressing concerns with strong customer service., • Experience in building maintenance, facilities operations, or a related trade such as HVAC, electrical, plumbing, or mechanical work., • Hands‑on skills in HVAC systems, including commercial HVAC, rooftop units (RTUs), air handlers, and cooling systems., • Working knowledge of electrical, plumbing, mechanical, and building maintenance practices., • Ability to troubleshoot and diagnose complex issues in HVAC, electrical, plumbing, and mechanical systems and perform effective repairs., • Proficiency with CMMS platforms for managing work orders, preventive maintenance schedules, and equipment records., • Familiarity with building automation systems (BAS/BMS) and energy‑management controls., • Knowledge of energy‑efficient operations and strategies to reduce utility consumption., • Understanding of building codes, fire and life safety systems, OSHA standards, and emergency response procedures., • Ability to read and interpret technical manuals, blueprints, and equipment documentation., • Basic computer skills and the ability to work with maintenance management software and digital documentation., • Strong problem‑solving skills and the ability to prioritize tasks in a fast‑paced environment., • Effective communication skills to collaborate with contractors, vendors, and occupants and clearly document work performed., • HVAC certification such as EPA 608 or EPA Universal is preferred., • Experience working with lighting systems, motors, and general building infrastructure., • Background in carpentry, painting, and general repair to support a wide range of facility maintenance tasks., • Experience working in a hospital or healthcare facility environment is beneficial., • Familiarity with equipment lifecycle planning and optimizing building performance through scheduled maintenance. The schedule offers consistent daytime hours Monday through Friday, supporting work‑life balance. Work Environment This position is based in a hospital environment with a typical schedule of approximately 7:00 a.m. to 3:30–4:00 p.m., Monday through Friday. Work is performed throughout the facility, including mechanical rooms, rooftops for RTU access, and occupied areas, requiring frequent walking, climbing, bending, and lifting. You will regularly work with HVAC equipment, air handlers, motors, lighting systems, plumbing fixtures, and building automation systems using standard tools, diagnostic equipment, and a CMMS platform. The environment emphasizes cleanliness, safety, and adherence to hospital protocols, with an expectation of professional attire appropriate for a healthcare facility and maintenance work. Occasional response to urgent or emergency maintenance issues may be required, and participation in on‑call rotations can be part of the role depending on operational needs. Job Type & Location This is a Contract to Hire position based out of Bedford, TX. Pay and Benefits The pay range for this position is $30.00 - $35.00/hr.
