Job Description JOB SUMMARY Under the general supervision of the Team Leader/Program Director, the Behavioral Health Specialist I functions as part of a multi-disciplinary treatment team. As part of the team with shared caseloads, the Behavioral Health Specialist I assists individuals who have serious and persistent mental illness in their personal recovery by engaging with them in their setting and developing a healthy working relationship. Sixty one apartments, 51% of the units in the building, will be master leased by CAMBA and will house chronically homeless single adults and families who, the head of households, are diagnosed with chronic health conditions. The Superintendent will carry out all repairs and preventive maintenance tasks within the building and on the grounds. He/she will be responsible to ensure that all maintenance and custodial work is being done properly and in a timely manner. The superintendent will also oversee projects to guide them to successful and timely conclusions. The superintendent must demonstrate a consistent ability to be flexible to the changing daily needs of the community and to prioritize effectively. Additionally, the Superintendent will coordinate and collaborate with all the building and WSFSSH staff to create and maintain an environment of respect and compassion, which enhances the dignity and safety of the residents, staff, and visitors. Please Note: The Borinquen Court/Tres Puentes complex consists of three interconnected buildings – Borinquen Court, Tres Puentes East and Tres Puentes West. Borinquen Court is a 145 unit building constructed in 1981, Tres Puentes East is a 56-unit building constructed in 2018 and Tres Puentes West is a 119 unit building constructed in 2018. The buildings share one common entrance and front desk, but many of the building systems such as HVAC are separate and distinct. This is a full-time position required to be on-site 5 days a week and to respond to emergencies after hours. . Job Duties & Responsibilities Responsibilities include but are not limited to: Specific responsibilities include: • Prepare vacant apartments (within thirty (30) days) for occupancy, • Assure that needed Painting, Carpentry, Plumbing, Electrical, Heating, Ventilation and Air Conditioning tasks (repairs, upgrades, cleaning, basic maintenance) are performed in a competent and timely manner, • Maintain grease traps, • Strip and wax floors, • Perform minor repairs on small appliances, including: roof fans, air-conditioners, stoves, refrigerators, etc, • Implement energy and water conservation projects as mandated by owner/management, • Ensure that all maintenance and custodial work in the building is being done properly and in a timely manner, • The superintendent must submit to management the following:, • Written requests for janitorial, maintenance, and repair supplies when needed., • Superintendent Weekly Report with attached completed work request orders, • Daily maintenance log report, • Janitorial supplies inventory list, • Apartment appliances list with model and serial numbers, • Fire extinguisher and smoke/carbon detector location list, • Exhaust fan location list, • Ensure that all operating equipment is maintained properly and implement procedures in the event of equipment malfunctioning, • Perform preventive maintenance checks on all machinery and report any defects and preventive measures to management; also, monitor, and ensure that proper preventive maintenance tasks are being performed thoroughly as prescribed, and on schedule, • Observe water, electrical meters, and boiler system gauges to ensure proper operation, and report any malfunctions to management, • Assure proper on-site recycling procedures that the building complies with all mandated recycling programs, • Assure that all staff handling garbage follow appropriate procedures and wear protective attire i.e. goggles, gloves, rubber apron, steel toe boots, • Ensure the proper functioning and cleanliness of the compactors chute, • Assist with all code compliance items, with the goal of maintaining consistent and complete compliance with all code requirements. Due to the different age and size of the buildings, different codes may apply to the three different buildings., • Provide building access to all Government agencies, accompany them on inspection, and report any issues or deficiencies immediately to management. Because the three buildings were constructed at different times, while some inspections cover the entire complex, others are separate and distinct for each building., • Ensure the operations and maintenance of all three buildings are held to the same standard., • Ensure that all glass windows and exit doors are clean and free of obstruction. In addition ensure that doors are self-closing and windows open and close properly, • Ensure that common areas inside and outside the building, are smoke free, clean, and free of hazards, • Ensure that area in front of the building, including sidewalks, are safe and free of graffiti, debris and other hazards, • Ensure that grounds/garden/backyard and parking lot areas are clean, well maintained, and free of debris, • Work as a member of a team to establish and maintain high level of care and respect for and communication with residents, • Work cooperatively with other staff members, • Share information about resident progress, needs, and problems with other staff in accordance with WSFSSH Confidentiality Policy, • Attend training sessions and conferences as required for enhancement of job skills, • Implement emergency procedures as necessary, • Submit all required reports in a complete and timely manner, • At least 21 years of age., • Minimum of 5 years of experience in building maintenance, preferably as a Superintendent, • Experience and/or training in painting, boiler maintenance, electrical, plumbing, air conditioning, small appliance respires and carpentry., • Prefer person holding Sprinkler and Stand-Pipe Certificate, Certificate of Competency from HPD, and a Boiler License. The project consists of a seven-story elevator building containing 59 residential units, with 58 units of rental housing and one superintendent’s unit. CAMBA, Inc. is the on-site services provider at Putnam Court. Thirty-four apartments, 58% of the units in the building, will be master leased by CAMBA and will house Population A chronically homeless single adults who are diagnosed with SPMI (seriously and persistently mentally ill) or MICA (mentally III and chemically addicted). Job Description Location: Greater New York City Metropolitan Area (Project Location Varies) Status: Part Time as Needed Duration: Extended Client: Varies Compensation: $32.50hr - $42.50/hr Based on Certification & Experience Masonry Inspector Role Overview The Masonry Inspector provides specialized inspection and verification services for masonry construction on Building & Infrastructure projects throughout the Greater New York City Metropolitan Area. This role supports both Quality Control (QC) and Quality Assurance (QA) programs in accordance with 1 RCNY §101-06, Chapter 17 of the NYC Building Code, the International Building Code (IBC), and applicable masonry standards. The Masonry Inspector is responsible for verifying that masonry materials, reinforcement, placement, construction methods, and workmanship conform to approved contract documents, structural drawings, specifications, and code requirements. This includes inspection of reinforced and unreinforced masonry systems used in load-bearing and non-load-bearing applications. This position requires an active on-site presence during masonry construction activities, including observation of reinforcing steel placement, grout placement, masonry unit installation, and associated testing. The inspector coordinates closely with contractors, construction managers, special inspectors, testing laboratories, and client representatives to ensure inspections and tests are performed at the appropriate stages of work. The Masonry Inspector plays a critical role in ensuring structural integrity, durability, and code compliance, proactively identifying non-conforming conditions, documenting deficiencies, issuing Non-Conformance Reports (NCRs) where required, and verifying corrective actions and re-inspections. • Work responsibilities may include but are not limited to the following:, • Inspection of CMU, brick, stone, and architectural masonry installations, • Verification of reinforcing steel size, placement, spacing, and anchorage, • Observation of grout placement, consolidation, and curing, • Verification of masonry unit type, mortar, grout, and material certifications, • Inspection of anchors, embeds, lintels, and bond beams, • Work hours may include early mornings, evenings, weekends, or night shifts depending on project requirements and concrete placement schedules., • Reporting & Documentation Requires you to:, • Prepare and submit daily inspection and test reports within required timeframe., • Utilize client or company reporting platforms as require, • Maintain organized and auditable inspection records Requirements • A minimum of 3 years of experience inspecting construction work in the city of NY, varied in Size and complexity.
