Job Description Moderate Income Management Company Inc. is seeking an Senior Property Manager in Jersey City. The Senior Property Manager works to establish and maintain positive, productive relationships with the community, government agencies, vendors, and maintenance personnel, ensuring consistent application of company policies and procedures. The Senior Property Manager will also manage the HUD Section 8 certification process and handle various other compliance-based administrative functions. JOB RESPONSIBILITIES: Compliance: • Completes application and certification paperwork for review by the Compliance Staff;, • Prepares residential leases and maintains program-compliant waitlists;, • Prepares for and participates in annual compliance audits by state and local agencies;, • Complete timely and accurate tenant recertification in accordance with property-specific program requirements;, • Maintains compliance with EIV and other HUD compliance protocols;, • Works with Property teams to set goals to ensure all properties are kept to occupancy manual standards., • Coordinates and assists with preparation in facility inspections, both internal and external;, • Maintains occupancy and rent collection targets,, • Posts rent payments for the site, including tenant payments, subsidy checks, and other payments,, • Monitor Accounts Receivable, and assist the property accountant in collections activities,, • Provides periodic reports to management with respect to occupancy and tenant certifications,, • Assists in the timely preparation of monthly, quarterly, and annual reports required by various programs or government entities,, • Makes contact with and monitors vendor orders and confirms service delivery,, • Confident, positive attitude, and ability to multi-task., • Knowledge of YARDI or similar property management software, • Good communication skills, both written and verbal., • Ability to interact with a wide range of people., • Working knowledge of the HUD regulations, • Proficient in Microsoft Office, • Accuracy and attention to detail, • 5+ years or property management experience, affordable housing preferred, • Working knowledge of HUD guidelines.
