Position Summary Assistant Property Managers will, in partnership with Property Managers, work to effectively and equitably manage one or more affordable housing apartment communities, which range in size from 40 resident households to 300 resident households, to ensure quality and well-maintained housing in our community to minimize unit turnover and attract qualified residents and cooperative neighbors. Property management staff are responsible for the day-to-day operations of assigned apartment communities including interfacing with community, applicants, residents, and neighbors; marketing; customer service, application processing, leasing, lease enforcement, community engagement, maintenance coordination, management of unit turns, vendor relationships and contract monitoring, apartment inspections, weekly and monthly reporting, adherence to budgets, compliance with local, state, and federal landlord-tenant, fair housing, and building code laws and regulations. Essential Functions • Interfaces daily – on phone, in person, and virtually – with residents, applicants, community, neighbors, and vendors., • Assures resident satisfaction by providing a high level of customer service; cultivates and maintains partnerships with other departments and local government agencies; promptly addresses resident complaints within guidelines and local regulations., • Markets housing opportunities and conducts outreach to fill units, responds to questions and explains housing options., • Serves residents with legal paperwork, including notices related to lease compliance, notice of entry, lease renewals, and lease terminations, • Provides administrative support including, but not limited to, the scanning and indexing of resident paperwork in a timely manner consistent with policy and procedures using property management software., • Prepare work orders for maintenance staff and follows up for successful completion, • Prepares correspondence and data to support property operations., • Ensures work and file are following applicable housing laws and regulations., • Maintains confidentiality of information and records related to applicants, residents, and staff. Job Description The Rambler Apartments has undergone extensive renovations over the past year under new ownership and management. Improvements included upgraded apartment interiors, courtyard landscaping, stabilizing building systems, and new resident amenities. The clubhouse and fitness center have been modernized and apartments feature in-unit washer and dryers. With the renovation phase largely complete, the property is entering a stabilization phase focused on maintaining the upgraded asset, improving resident satisfaction, and driving occupancy and revenue. The Property Manager will play a key role in balancing rental increases with resident retention while executing a leasing strategy to complete the lease-up and position the property competitively in the market. Property Managers will be engaged in building and maintaining investor performance metrics, including occupancy, rent growth, renovation performance, and operational efficiency. This role provides meaningful exposure to asset performance, operational strategy, and ownership reporting. Operations & Team Leadership: Oversee onsite staff including task management, follow-through, and quality control. Maintain high operational standards and ensure the property is well maintained and professionally managed. Leasing & Revenue Management: Work with the leasing team to manage pricing, availability, marketing, leasing specials, applicant approvals, and online reputation. Execute leasing strategies to support occupancy goals and revenue growth. Resident Management: Manage resident relations including renewals, delinquency, and resident satisfaction while balancing rent growth with retention. Eviction Oversight: Coordinate demand filings and oversee eviction processes in coordination with TSM. Maintenance & Unit Turns: Monitor work order completion, prioritize unit turns, track deferred maintenance, and ensure quality control on maintenance and renovation work. System Management: Maintain accurate records in RealPage including pricing, availability, resident documentation, move-out inspections, final account statements, and helpdesk items. Reporting & Financial Oversight: Review monthly financials, monitor operating performance, and prepare summary reports or ad-hoc requests for ownership or investors. Administration: Conduct unit inspections, maintain lease and system records, approve timecards, manage purchase orders, and oversee maintenance supply ordering. Vendor Management: Coordinate vendors for maintenance, repairs, and unit turns to ensure work is completed efficiently and to standard. Job Description ABOUT THE COMPANY: Urban Phenix is a small management company with two communities in Glendale, Colorado just a couple miles apart. As a small company, we have a tight culture and support each other throughout the year. This position reports to the President of Urban Phenix. You will have direct management responsibility for a leasing agent and up to three maintenance workers. The 197-unit property is called The Rambler, formerly The Atrii. The Atrii was a distressed property that we have made dramatic improvements to since the new ownership and management in March 2025 We rebranded as The Rambler in Q4 2025. POSITION OVERVIEW: We are looking for strong leadership and organization skills to stabilize and reposition the property with new tenants at higher rental rates. Extensive RealPage experience and fluent Spanish speaking are the top two job requirements. Lease up, renewals, and delinquency management are the top priorities in Q1. Dramatic courtyard, landscaping, and clubhouse renovations are wrapping up now and the property has been transformed. All renovated units have in-unit washer/dryers. We have completed roughly half of the unit-renovations and are are in the process of turning over the rent roll with higher rents to match the new look. The Property Manager is responsible for overseeing and managing the operations and maintenance of the community. In addition to the base compensation, you will also receive a quarterly bonus based on renewals and lease up goals. The property is 75% leased and units will continue to be remodeled over the next 10 months. As we remodel and reposition the property, we will look for strong leasing productivity, reputation management, and social-media marketing experience. .
