About the Position The Vice President of Property Operations is responsible for day-to-day management of Community Roots Housing’s portfolio of affordable housing. This includes direct supervision of the property operations leadership team, comprised of site management, maintenance, compliance, leasing, and resident services teams. The VP is responsible for maximizing performance and profitability of properties, ensuring compliance with regulatory requirements, collaborating with key stakeholders to develop innovative programs to serve residents, using technology to scale operations, and maintaining physical assets. This role requires extensive experience working with and leading diverse staff and teams. This role requires collaboration and coordination across multiple teams to deliver results and serve our residents. Experience leading and managing affordable housing property performance is strongly preferred. Job Responsibilities • Oversee and supervise the property operations leadership team, including site management, maintenance, compliance, leasing, and resident services teams., • Lead day-to-day management of property operations, including leasing, maintenance, budgeting, rent collection, tenant relations, and regulatory compliance., • Develop, mentor, and lead teams to maximize their engagement and minimize turnover. Oversee the development and implementation of successful training programs for division staff. Train, teach, guide, and develop future leaders., • Lead program development activities, including planning for future growth, and maintaining company policies and procedures. Support and execute new initiatives to favorably position the portfolio and ensure exemplary resident services., • Oversee performance management activities, including the review of weekly, monthly, and annual performance reports and analysis on the status, condition, operations, and direction of all properties. Provide timely direction and prioritization to address deficiencies and patterns and improve overall performance., • Oversee the preparation and implementation of property operating budgets and forecasts. Oversee the preparation of data and reports explaining budget variances and other material changes., • Leverage technology and streamline business processes to maximize efficiency and scale for growth., • Provide input for pro forma assumptions and collaborate with the real estate development team to manage new project underwriting, resident experience programming, and transitions to operations., • Monitor local market conditions and implications for short- and long-term asset strategy. Support due diligence for dispositions and acquisitions., • Continually seek training opportunities and stay up to date on industry, regulatory, and legal trends and changes. Attend training classes as scheduled and assigned., • Participate with relevant outside organizations and activities to engage, promote, and enhance the company’s mission and reputation. Attend periodic industry meetings, training events, and functions., • Lead by example through instilling, maintaining, and modeling organizational values. Work collaboratively and respectfully with peers, other team members and departments, and residents., • Ensure compliance with applicable laws and manage performance issues in a timely and appropriate manner. Prepare regulatory reports and timely respond to investor and funder inquiries., • Other duties as assigned. Requirements: Required Experience • Bachelor’s degree in business, real estate, or a related field; or an equivalent combination of experience and education that provides the necessary knowledge, skills, and abilities to perform the essential functions of this position., • Minimum 10 years of property management experience, with at least 5 years in a leadership role overseeing a portfolio of multiple properties. Experience leading and managing affordable housing is strongly preferred., • Minimum 5 years of people-management experience of at least 10 employees., • Minimum 5 years experience leading cross-department or cross-functional teams., • Completion of multiple industry certifications, including CPM, CAM, CAPS, COS, COP, TCS, C3P, BOS, or equivalent certifications., • Thorough knowledge of Fair Housing and other applicable local, state, or federal regulations., • Experience with acquisitions, rehab projects, lease ups, and new construction., • Demonstrated ability to build consensus among diverse stakeholders., • Tech-savvy and systems-thinking is strongly preferred., • Proficient using MS Office applications including Word, Excel, PowerPoint, Outlook, and SharePoint., • Proficient using property management software, preferably RealPage., • Excellent written and verbal communication skills.
