Role Overview We are seeking a non‑traditional, highly analytical professional to support the Commercial Department with a uniquely scientific approach to real estate development quantity surveying. This is a bespoke hybrid position designed for candidates with strong mathematical, quantitative, or QS backgrounds who can apply objective, data‑driven and evidence‑based principles across the full commercial and cost‑management lifecycle of development projects. This is not a conventional Quantity Surveyor role. This position blends advanced numerical modelling, scientific reasoning, operational cost diagnostics and commercial governance with core QS functions, producing a more rigorous, objective and accuracy‑driven alternative to traditional market practice. Candidates must be capable of translating complex project data, uncertainty ranges, risk distributions, material‑cost behaviors and productivity metrics into structured commercial outputs that elevate cost certainty, minimize exposure and strengthen development performance. Key Responsibilities • Lead cost planning, cost modelling and cost verification using quantitative methods, statistical ranges, and scenario‑based modelling rather than standard heuristics., • Prepare and interrogate bills of quantities using analytical breakdowns, parametric modelling, and evidence‑based cost‑behaviour principles., • Establish scientifically derived cost baselines that account for labour productivity variables, material‑price volatility, supply‑chain risk, and construction‑stage uncertainty., • Produce measurement outputs with exceptional numerical precision, ensuring that commercial conclusions are grounded in data integrity, objectivity and mathematical consistency., • Develop quantitative frameworks for evaluating cost drift, identifying inefficiencies, and forecasting cost‑to‑completion using probabilistic outcomes rather than subjective judgement. Cost Control, Commercial Oversight & Development Governance • Oversee cost control processes with scientific discipline, applying variance analysis, risk‑weighted cost monitoring and performance‑based auditing., • Conduct forensic analysis of cost deviations to isolate root‑causes such as productivity inefficiencies, procurement failures, design‑development drift or commercial leakage., • Prepare and defend cost assessments, compensation events, loss‑and‑expense claims and contractual adjustments using clear, quantifiable evidence., • Ensure that commercial governance is transparent, traceable and analytically justified throughout the development timeline. Procurement, Contract Administration & Supply Chain Analytics • Support procurement strategies through detailed evaluation of contractor pricing behaviour, supply‑chain cost patterns, labour‑market conditions and risk‑adjusted tender assessments., • Apply numeric verification methods to contractor submissions, valuations, variation claims and change‑control requests., • Monitor supply‑chain financial health and performance using structured metrics and performance‑modelling techniques to anticipate risks and safeguard project outcomes. Performance Modelling & Operational Efficiency Analysis • Develop models to evaluate construction sequencing efficiency, labour utilization, productivity benchmarks and value‑for‑money outcomes., • Develop models to manage the deployment of capital expenditure., • Identify underperforming elements in developments by using quantitative diagnostics, comparative baselines, and operational datasets external to traditional QS practice., • Introduce non‑traditional, scientific methodologies for appraising development efficiency, replacing “rule‑of‑thumb” approaches with measurable, evidence‑driven frameworks. Governance, Compliance & Commercial Dispute Resolution • Conduct internal commercial audits to strengthen cost transparency and contract compliance., • Support resolution of disputes, commercial irregularities and financial misconduct matters using forensic quantitative evidence and objective analysis., • Collaborate with legal, finance and senior commercial stakeholders to build risk‑minimization frameworks grounded in analytical clarity and measurable standards. Practice, Professionalism & Continuous Improvement • Uphold strict objectivity, precision and scientific integrity across all commercial outputs., • Continuously refine methodologies and practices, seeking to replace subjective industry norms with structured, evidence‑based approaches., • Promote a culture of accuracy, accountability and analytical discipline across commercial and development teams., • Degree in Quantity Surveying, Mathematics, Engineering, Data Science, Physics, Economics or a related analytical discipline., • Strong capability in numerical reasoning, measurement accuracy, and analytical cost modelling., • Experience applying structured methodologies to complex or sensitive development/commercial challenges., • High proficiency in spreadsheets, modelling tools and digital measurement platforms., • Ability to translate complex data into clear, objective commercial recommendations., • Strong communication and collaboration skills across multidisciplinary teams., • Experience within development‑oriented QS roles, commercial analysis or cost‑forensics., • Familiarity with probabilistic modelling, productivity analytics or data‑driven construction forecasting.
