About the Company Our client is a privately owned property business specialising in the sourcing, acquisition, and delivery of high-quality care home and later-living developments across England. With an established track record, significant capital backing, and an ambitious growth pipeline, they partner with leading operators, investors and professional teams to bring forward best-in-class care environments that support ageing communities. They are now seeking a acquisition manager to lead land acquisition activity and drive projects from initial feasibility through to delivery. The Role As acquisition manager, you will take ownership of the full development lifecycle — from identifying and securing land opportunities, to managing planning, due diligence, design, funding, and project delivery for new-build care homes and later-living schemes. Working directly with the Managing Director, you will play a key role in shaping development strategy, building the pipeline of new schemes, and forming relationships with landowners, agents, local authorities, operators, and professional consultants. Key Responsibilities • Lead land sourcing and acquisition for new care home, retirement living, and senior-housing developments across England, • Manage pre-acquisition due diligence, feasibility studies, financial appraisals, and risk assessments, • Negotiate heads of terms, option agreements, promotion agreements, and JV structures, • Coordinate planning strategy, including engagement with local authorities, statutory bodies, and stakeholders, • Oversee post-acquisition project management, design coordination, technical delivery, and professional team management, • Establish strong working relationships with operators, investors, and external delivery partners, • Prepare business cases, development reports, and board-level investment papers, • Monitor programme, budget and quality from concept to handover, • Support strategic portfolio planning and future pipeline growth About you • Proven track record in care, retirement, senior living, or later-living property development, • Strong background in land acquisition, planning, and deal negotiation, • Experience taking schemes through pre- and post-acquisition development stages, • Technical understanding of planning policy, care sector requirements, building design, and operational considerations, • Established network with land agents, operators, consultants, and local planning authorities, • Commercially astute with strong financial modelling and investment appraisal capability, • Confident leading professional teams and presenting to board level What We’re Looking For • A self-starter comfortable working in an entrepreneurial, privately owned organisation, • Excellent communication, negotiation and stakeholder management skills, • Able to work autonomously and take full ownership of schemes, • Ability to travel regularly across England Package • Competitive base salary, • Annual performance bonus, • Car allowance / travel expenses, • Pension & benefits, • Clear progression and long-term leadership opportunity
