We deliver commercial construction projects throughout the Pacific Northwest, supporting clients through preconstruction, estimating, project management, field execution, and closeout. Position Summary Elite Construction & Development is seeking an experienced Project Manager Commercial Construction to manage projects from initial bid through final closeout. This is a hands-on project management role with responsibility for estimating support, planning, budgeting, scheduling, subcontractor coordination, cost control, documentation, client communication, and project execution. The Project Manager will review plans and specifications, coordinate subcontractor pricing, support bids and proposals, evaluate scope coverage, and manage awarded projects through construction and closeout. This role requires the ability to move between preconstruction and active project management while maintaining clear communication, accurate documentation, and disciplined follow-through. The ideal candidate has commercial construction project management experience, strong organizational and communication skills, practical estimating exposure, and the ability to manage projects in a fast-paced general contractor environment. Key Responsibilities Preconstruction, Estimating, and Support • Review plans, specifications, drawings, contracts, and project documents to understand scope, risks, requirements, and constructability considerations., • Support conceptual budgeting, estimating, bid preparation, and proposal development for commercial construction projects., • Assist with subcontractor and vendor outreach, quote tracking, bid follow-up, and pricing coordination., • Evaluate subcontractor proposals for scope coverage, exclusions, gaps, overlaps, and alignment with project requirements., • Participate in site visits, pre-bid meetings, and project evaluations to assess existing conditions, constraints, and potential risks., • Support transition from estimate to project execution solidifying scope, pricing, assumptions, inclusions, exclusions, and project requirements. Project Management and Execution • Manage commercial construction projects from award through closeout, ensuring work is completed safely, on schedule, within budget, and in alignment with contract requirements., • Develop, maintain, and communicate project schedules, milestones, procurement needs, and critical path activities., • Coordinate with superintendents, subcontractors, vendors, clients, design teams, inspectors, and internal departments to support timely project execution., • Lead or participate in project meetings, including owner meetings, subcontractor coordination meetings, and internal project reviews., • Conduct regular site visits to review progress, identify issues, support field coordination, and maintain a professional company presence., • Work with field leadership to identify and resolve project issues related to schedule, quality, safety, staffing, materials, and subcontractor performance. Cost, Risk, and Contract Management • Manage project budgets, commitments, cost projections, and financial performance in coordination with accounting and company leadership., • Review subcontractor and vendor invoices, support billing processes, and collaborate with accounting to maintain accurate project cost information., • Identify, document, price, and manage changes in scope, including owner changes, subcontractor changes, field directives, and potential claims., • Prepare, review, and manage change orders, pricing backup, cost impacts, and schedule impacts., • Monitor project risks and communicate concerns early, including scope gaps, schedule delays, procurement issues, design conflicts, or budget impacts. Documentation and Project Controls • Manage project documentation, including RFIs, submittals, change orders, meeting minutes, procurement logs, drawing updates, project correspondence, and closeout documents., • Ensure project records are accurate, complete, timely, and maintained in company systems., • Prepare internal and external project reports related to status, costs, schedule, risks, open items, and upcoming milestones., • Facilitate permitting, inspections, and coordination with local building and planning departments as needed., • Support project closeout by ensuring punch list items, warranties, O&M manuals, as-builts, final documentation, and contract deliverables are completed. Subcontractor, Vendor, and Client Coordination • Identify, qualify, coordinate, and manage subcontractors and vendors to support project quality, schedule, safety, and cost objectives., • Maintain effective communication with clients, owners, design professionals, subcontractors, vendors, and internal team members., • Manage client expectations through clear communication, timely follow-up, and professional issue resolution., • Support strong working relationships while holding project partners accountable to scope, schedule, quality, safety, and contract requirements. Minimum Qualifications • 5+ years of commercial construction experience, including project management, assistant project management, project engineering, estimating, or equivalent responsibility., • Experience managing or supporting commercial construction projects from preconstruction or project setup through execution and closeout., • Ability to read and interpret architectural drawings, specifications, contracts, schedules, and construction documents., • Working knowledge of construction costs, estimating, scheduling, purchasing, subcontractor management, risk management, RFIs, submittals, and change orders., • Proficiency with Microsoft Office 365, including Outlook, Teams, Word, and Excel., • Experience using scheduling and/or construction management software., • Strong organizational, analytical, communication, and interpersonal skills., • Ability to manage multiple priorities, deadlines, project partners, and competing demands in a fast-paced construction environment., • Valid drivers license and insurable driving record. Preferred Qualifications • Bachelors degree in Construction Management, Project Management, Engineering, Business Administration, or a related field., • Equivalent commercial construction experience may be considered in place of a degree., • Proven ability to estimate or support estimates for commercial construction projects., • Experience with multifamily, mixed-use, tenant improvement, renovation, or private commercial development projects., • Experience with Autodesk Construction Cloud, Bluebeam, Spectrum, Microsoft Project, or similar construction software., • Experience supporting subcontractor bid leveling, scope review, procurement, buyout, and project handoff., • Demonstrated ability to lead project teams, coordinate field and office activities, and communicate effectively with clients and subcontractors. Additional Requirements • Must possess the legal right to work in the United States without sponsorship., • Must pass a criminal background check., • Must pass a pre-employment drug screening for safety sensitive positions., • Must have a valid drivers license and an insurable driving record., • Must be able to travel to project sites as needed. Location Requirement This position is based in the Tri-Cities, Washington area. Candidates must reside locally or be available for immediate relocation at their own expense. Relocation assistance is not available. Compensation The salary range for this position is $95,960 $143,575 annually. Compensation will be based on relevant commercial construction experience, project management background, estimating or preconstruction experience, technical skills, and overall alignment with the role.
