We operate with a foundation of Client Advocacy, Operational Excellence, Professional Mastery, Transparency, Adaptability, Effective Communication, Continuous Improvement, a Supportive Environment, and a Positive Climate POSITION OVERVIEW The Project Manager (Independent Contractor) is responsible for the independent planning, execution, and delivery of commercial real estate construction projects while serving as a trusted advocate for the client. Acting as the Owner’s Representative, the Project Manager leads project teams, manages consultants and contractors, and ensures projects are delivered in alignment with client goals, contractual requirements, and REMS standards. This role requires a professional who can operate autonomously, make sound decisions, and proactively manage risk—while also collaborating effectively across internal teams and external stakeholders to deliver unified results. This role is best suited for a self-directed professional who exercises independent judgment, manages their own work methods and schedules, and delivers results through collaboration rather than supervision. KEY RESPONSIBILITIES Client Advocacy & Project Leadership • Act as the Owner’s Representative, advocating for the client’s best interests while advancing their vision., • Lead assigned projects from pre-development through construction and closeout., • Serve as a primary point of contact for clients, consultants, and contractors., • Provide transparent, proactive communication to maintain trust and alignment. Project Execution & Oversight • Independently manage planning, design coordination, procurement, construction, and turnover activities., • Review and interpret drawings, specifications, and contract documents to identify risks, conflicts, and opportunities., • Administer budgets, schedules, cash flow forecasting, change orders, RFIs, and submittals., • Monitor contractor performance and compliance with contractual obligations., • Identify project risks early and recommend mitigation strategies. Team Coordination & Collaboration • Coordinate architects, engineers, general contractors, vendors, and other stakeholders., • Collaborate with REMS internal team members to ensure consistent delivery and unified project outcomes., • Participate in project meetings as needed to support execution and decision-making. Operational & Documentation Management • Maintain organized project documentation using SharePoint and Microsoft tools (or approved equivalents)., • Prepare project reports, meeting agendas, meeting minutes, schedules, and budget updates as required by contract., • Support REMS’ goal of efficient, scalable project delivery through consistent processes and documentation. Quality, Safety & Professional Standards • Support implementation of project-specific safety and quality standards., • Promote professional conduct, integrity, and ethical business practices across all project interactions., • Represent REMS positively in all client and industry engagements., • Seek continuous improvement in project delivery and professional expertise. REQUIRED QUALIFICATIONS & EXPERIENCE • Bachelor’s degree in construction management, engineering, architecture, or related field, or equivalent professional experience., • Minimum 3+ years of experience providing commercial construction project management or Owner’s Representative services., • Demonstrated ability to manage projects independently with minimal oversight., • Strong knowledge of construction means, methods, sequencing, and scheduling logic., • Proficiency with Microsoft Office and construction project management software., • Ability to interpret and apply plans, specifications, and contract documents., • Strong written and verbal communication skills., • Proven problem-solving and decision-making capability., • Valid U.S. driver’s license and ability to travel to project sites as required. PHYSICAL REQUIREMENTS While performing the duties of this job, the employee is regularly required to sit, stand, walk, talk, hear, drive, kneel, stoop, reach, bend, climb; touch and grasp, handle, or feel objects, tools, or controls. The employee frequently is required to reach with hands and arms. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, depth and peripheral vision, and the ability to adjust focus. The contractor: • Retains control over the manner and means of performing services., • Is responsible for their own taxes, insurance, licenses, tools, and expenses unless otherwise agreed in writing., • Is not eligible for employee benefits., • May provide similar services to other clients, provided there is no conflict of interest.
