Job Description We are seeking an experienced, motivated Property Manager to oversee a dual-site location in Athens, Georgia, whose positive efforts and financial performance of property KPIs will be rewarded with positive compensation bonuses in addition to base salary. The ideal candidate will excel in motivational site staff oversight, provide a hands-on management approach to tasks and objectives while preserving and increasing the value for the tenants and of the properties. Compensation: $72,000 - $75,000 yearly Responsibilities: • Prepares annual budget to help make sure financial objectives are met, • Monitor incoming leads and prospects and then incorporate into marketing campaigns to help increase lease numbers, • Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction, • Establish rates by researching local market and calculating costs so pricing is accurate and fair, • Ensures that KPI objectives are being readily addressed for improvement and property performance., • On-call 24/7 in the event of a major emergency (fire, flood, violent crime, etc.) that cannot be managed by the employee on-call., • Responds to the property within 30 minutes in the case of such an emergency., • Maintains current industry certifications, as required., • Stays current on industry trends and changes in regulatory regulations., • Monitors staff compliance with Fair Housing, OSHA, MSDS, employee safety policy, and other applicable codes and regulations., • Reviews, adjusts, and approves payroll for all employees., • Coordinates and provides regular training and professional development for the team and assesses performance regularly. Taking ownership of the full financial performance of the asset, including monitoring of income and expenses, as well as budgeting: • Monitors expenditures to keep in compliance with the established budget., • Aids in the preparation of the annual budget in combination with the Regional Manager., • Prepares monthly financial and variance reports., • Maintains petty cash account and performs monthly reconciliation., • Assists the Regional Manager with capital planning for the property., • Issue purchase orders as required for review and approval of the Regional Manager., • Approves accounts payable vouchers for payment weekly. Taking a hands-on approach to lease apartments, qualify prospects, prepare lease documentation, and complete move-in procedures in accordance with the company's established policies and procedures, as well as in accordance with local, state, and federal housing regulations: • Oversees and assists with the processing of applications, including all required verifications., • Implement advertising and marketing in order to meet, or exceed, the budgeted occupancy., • Markets and leases property according to Premier Living US policies and applicable state and federal laws., • Develops marketing program, monitors trends in the market and determines frequency and advertising needs, prepares advertising copies for newspapers and other media, and maintains advertising log., • Aggressively collect rent each month and minimize delinquency by enforcing the rules and regulations of the lease contract:, • Implements follow-through with delinquent account procedures, including evictions and bad debt write-offs., • Consults with legal counsel and attends court hearings as needed. Ensure general maintenance and turnover processes are timely, efficient, and within budgeted expectations: • Coordinates and monitors apartment make-ready procedures., • Complete required weekly, monthly, quarterly, and annual reporting., • Manage capital improvement projects., • Ensure physical asset is maintained properly:, • Walks the property daily to ensure it is maintained in a clean, safe, and attractive manner at all times., • Conducts periodic and consistent inspections of the property. Maintain Communication with Regional Manager, Ownership, Residents, and Vendors: • Maintain a positive, productive relationship with tenants., • Resolves resident problems, conflicts, and lease violations and documents these activities., • Maintains professional and positive relationships with agencies, owners/boards, and public officials., • Attends meetings, as required., • Reports major emergencies or incidents to the Regional Manager and corporate office and completes and submits Incident Reports as needed.Qualifications:, • Enjoys meeting people and takes pride in providing excellent customer service, • Past sales experience is preferred, • High School Diploma or equivalent, • Exquisite presentation and negotiation skills, • Proven work experience as a property manager, • Fully understanding property management and its financial aspects, • In-depth knowledge of rules and regulations surrounding property management, • Competency in MS Office, including Excel and relevant databases and property management software, • Customer focus and bottom-line orientation, • Interpersonally savvy with strong communication and presentation skills, • Well-organized with excellent time management skills. Requirements: • Ability to travel as required, • 2-3 years of Property Management experience, • Ability to thrive in a team-oriented, fast-paced environment, • Ability to recognize, diagnose, and resolve property operational problems, • Demonstrated ability to prioritize and problem-solve, • Strong verbal, written, and interpersonal skills, • Valid driver’s license, • Professional designation (ARM, CAPS, CPM, etc.) is helpful but not required.About Company Premier Living US is a growing company in the multifamily space.
